Stok is seeking a Senior Construction Project Manager to join our Project Delivery Team. As a consultant at Stok, you will work with some of the world’s most innovative companies, including those influencing iconic corporate climate programs and real estate projects for positive impact. Ideal candidates are highly organized, process driven and have a background in Architecture, Construction Project Management or Engineering. In this role, you will be responsible for leading the end to end delivery of technical workplace projects by managing project teams including A/E consultants, contractors and client stakeholders to execute projects on time and on budget. Requirements

  • 5-8 years of proven experience in direct management of large, complex real estate projects with responsibility for site analysis, permitting and approvals, budget control, estimating, design and construction coordination, and project scheduling.
  • Bachelor’s degree in Architecture, Construction Project Management, Mechanical, Electrical, or Civil Engineering (or similar technical discipline).
  • Solid understanding of the construction industry, terminology, codes, documentation, and design disciplines.
  • Strong understanding of building utility (MEP) systems in commercial buildings; able to interpret and apply construction documents and specifications.
  • Demonstrates a knowledge of project design and construction process & project management within the context of business results (business case, larger economic implications, business risk, etc).
  • Requires in-depth knowledge of financial terms and principles. Ability to forecast and prepare budgets based on current and planned projects. Experience providing cost estimates for construction projects is desired.
  • Ability to move easily between big picture thinking and managing relevant detail.
  • Experience coordinating across multiple disciplines and working with diverse teams, clients, and stakeholders.
  • Strong communication and documentation skills, especially in client-facing and team leadership settings.

  • Experience with construction management software such as Procore preferred

Responsibilities

  • Lead and manage project implementation throughout the full project life cycle, from project definition to closeout for tenant improvement projects up to ~20,000 SF or $250,000- $1,000,000 Construction budget.
  • Serve as the primary point of contact for clients, building trust through transparency, reliability, and proactive communication.
  • Gather information related to scope for new project requests, facilitate scope of work development and necessary approvals to execute the work, manage expectations and drive project outcomes.
  • Scope and plan projects independently based on owner’s program requirements, developing detailed estimates, budgets, timelines, and deliverables in collaboration with internal and external teams.
  • Identify external vendors required to support work including but not limited to: Technical designers, Architects, MEP Designers, Hazardous Materials Consultants, and Special Inspectors.
  • Draft, review, negotiate and enforce contractual documents for design, construction and consultant professionals. Provide contract coordination and management for vendor services including contract compliance, payment applications, change order management, and monthly billing review and approvals.
  • Oversee coordination between project management team, client team, design team and contractor for ongoing construction activities related to new lab equipment installations, retrofits, and small projects. Facilitate resolution of field conflicts as needed.
  • Contribute technical knowledge related to project execution, design and construction in specialized project types.
  • Direct and support cross-disciplinary teams of professionals, coordinating closely with project coordinators and engineers while fostering development and accountability.
  • Contribute to ongoing process improvement, workflow evolution and team enablement.
  • Provide scheduling support and critical path management using MS Project or similar scheduling tools. Identify project risks, resolve blockers and escalate challenges as required.
  • Ensure general contractor is meeting schedule expectations through observation of in-field construction activities. Identify and mitigate schedule risks through on-site field coordination as needed. Ensure client vendor schedules are aligned and coordinated with construction activities.
  • Monitor and manage financial health across projects, including earned revenue, forecasting, and risk mitigation. Ensure project schedule and budget is met.
  • Assist in annual budget planning and forecast validation based on projects in progress and pipeline projects.
  • Develop relationships with local building authorities in support of on-going permitted project work across Bay Area campus locations.
  • Coordinate Landlord drawing review and approval, keep Landlord informed of construction activities.
  • Provide graphic and written summaries of project and team status for internal distribution and reporting as requested. Contribute to ongoing improvements for internal and external communications and processes.
  • Assess projects for sustainability opportunities and synergies across other services Stok provides to client including Sustainability Support, Electrification consulting and Net Zero Projects.
