About The Position

Our local client, a local Property Management Company, is offering a unique opportunity for a Construction Project Manager who will oversee all phases of construction projects, from initial bidding to final inspections. This role requires a strong understanding of construction processes and the ability to manage subcontractors and vendors effectively, ensuring that all work aligns with project specifications and quality standards.

Requirements

Experience in construction project management, preferably in the property management sector.
Proven track record of managing multiple projects simultaneously.
Strong knowledge of construction methods, materials, and legal regulations.
Excellent leadership and team management abilities.
Exceptional communication and negotiation skills.
Strong analytical and problem-solving capabilities.

Responsibilities

Solicit, evaluate, and negotiate bids from subcontractors and suppliers.
Prepare detailed project estimates and budgets.
Ensure compliance with all legal and regulatory requirements during the bidding process.
Develop project schedules and timelines, ensuring timely completion of milestones.
Coordinate with managers to finalize project plans.
Organize and lead pre-construction meetings to set expectations and clarify project objectives.
Monitor construction activities to ensure adherence to plans, specifications, and safety standards.
Conduct regular site visits to assess progress and address any issues.
Oversee the work of subcontractors, ensuring quality and timely completion of tasks.
Serve as the primary point of contact for clients, providing regular updates on project status.
Facilitate effective communication between all parties involved in the project.
Prepare and present reports on project progress, budget status, and any potential issues to upper management.
Identify potential risks and develop strategies to mitigate them.
Address and resolve any conflicts or issues that arise during the construction process.
Ensure all work is completed to specifications and obtain necessary inspections and approvals.
Prepare final project documentation.
Conduct post-project evaluation to identify lessons learned and areas for improvement.
