About The Position

Our local client, a local Property Management Company, is offering a unique opportunity for a Construction Project Manager who will oversee all phases of construction projects, from initial bidding to final inspections. This role requires a strong understanding of construction processes and the ability to manage subcontractors and vendors effectively, ensuring that all work aligns with project specifications and quality standards.

Requirements

  • Experience in construction project management, preferably in the property management sector.
  • Proven track record of managing multiple projects simultaneously.
  • Strong knowledge of construction methods, materials, and legal regulations.
  • Excellent leadership and team management abilities.
  • Exceptional communication and negotiation skills.
  • Strong analytical and problem-solving capabilities.

Responsibilities

  • Solicit, evaluate, and negotiate bids from subcontractors and suppliers.
  • Prepare detailed project estimates and budgets.
  • Ensure compliance with all legal and regulatory requirements during the bidding process.
  • Develop project schedules and timelines, ensuring timely completion of milestones.
  • Coordinate with managers to finalize project plans.
  • Organize and lead pre-construction meetings to set expectations and clarify project objectives.
  • Monitor construction activities to ensure adherence to plans, specifications, and safety standards.
  • Conduct regular site visits to assess progress and address any issues.
  • Oversee the work of subcontractors, ensuring quality and timely completion of tasks.
  • Serve as the primary point of contact for clients, providing regular updates on project status.
  • Facilitate effective communication between all parties involved in the project.
  • Prepare and present reports on project progress, budget status, and any potential issues to upper management.
  • Identify potential risks and develop strategies to mitigate them.
  • Address and resolve any conflicts or issues that arise during the construction process.
  • Ensure all work is completed to specifications and obtain necessary inspections and approvals.
  • Prepare final project documentation.
  • Conduct post-project evaluation to identify lessons learned and areas for improvement.
