About The Position

MBP is seeking a Construction Project Manager to join their team in the Bethesda, MD metropolitan area. This role involves representing the owner on complex healthcare and laboratory facility projects, managing cost, schedule, and quality. The ideal candidate will have at least 10 years of combined education and experience in the design and construction of healthcare and laboratory facilities, with a background in contract administration, change management, construction quality assurance, construction management, or field engineering. The position requires strong communication skills, the ability to work independently or as part of a team, and a proactive approach to identifying and resolving project issues.

Requirements

  • Minimum of 10 years of combined education and/or experience in the design and/or construction of healthcare and/or lab facilities, associated components, systems, and accreditation procedures.
  • Demonstrated advanced knowledge and expertise supporting the successful delivery of new and/or renovated laboratory and/or healthcare facilities.
  • Evidence of progressive career development and demonstrated expertise in contract administration, change management, construction quality assurance, construction management, field engineering, or related fields.
  • High school diploma or General Equivalency Diploma (GED) plus 15 years of related experience and/or education, OR a Bachelor's degree in engineering, architecture, construction management, or a related field plus 10 years of related experience.
  • Working knowledge of basic mathematics, including computations based on field measurements.
  • Considerable construction-related training or a combination of education and experience that demonstrates the ability to perform the job.
  • Knowledge of codes, materials, methods, and tools utilized in construction, repair, or renovation work.
  • Knowledge of construction practices, principles of construction management and project controls, with working knowledge in scheduling, cost estimating, documentation, contract administration, and construction techniques.
  • OSHA 10-hour certification required (or obtain within three months of hire).
  • Proficiency in Microsoft Office applications, email, internet navigation, web-based tools, and other specialized equipment.
  • Ability to read and interpret plans and contract specifications.
  • Ability to communicate quality issues effectively and responsibly, both verbally and in writing, with internal and external stakeholders including contractors, owners, subconsultants, designers, architects, and fellow team members.
  • Ability to obtain and maintain required certifications.
  • Ability to stand and sit as needed on project work sites, climb ladders, work at heights, and work outdoors in a wide range of weather conditions.
  • Ability to safely navigate construction work sites with uneven terrain.
  • Criminal history background check, reference verification, and work history verification required prior to employment.

Nice To Haves

  • Strong mechanical background preferred.
  • Scheduling experience is not required but desired.
  • Construction Quality Management (CQM) certification preferred.
  • Certified Construction Manager (CCM) preferred.

Responsibilities

  • Serve as the owner's representative during pre-construction and construction phases for medium- to large-scale healthcare and laboratory projects.
  • Manage cost, schedule, and quality on behalf of the client, operating independently or as part of a team depending on project size and complexity.
  • Interact directly with clients and make key decisions on technical issues.
  • Collaborate with the project delivery team to proactively identify risks and issues and develop mitigation strategies.
  • Review project schedules to verify they are complete, feasible, and reasonable.
  • Review and track progress against the accepted schedule.
  • Participate in and/or lead progress meetings, prepare agendas and meeting minutes, or review those prepared by others to verify completeness and accuracy.
  • Provide quality management, including participation in preparatory/pre-installation meetings, and perform or oversee QA inspections to verify work is performed in compliance with contract requirements.
  • Document and track issues until resolution, collaborating with the contractor, designer, and owner to resolve issues as they arise.
  • Review change order proposals for entitlement and price, and lead or assist in negotiations.
  • Coordinate reviews and testing with accreditation authorities and authorities having jurisdiction.
  • Coordinate reviews or installations by third-party specialty stakeholders, consultants, or installers related to mechanical systems.
  • Coordinate punchlist and acceptance with the designer and other project stakeholders.
  • Monitor and verify completion of closeout requirements, including owner training, operations and maintenance manuals, warranties, and stock materials.
