About The Position

The Construction Project Manager (PM) is responsible for the full lifecycle delivery of multifamily construction projects, including budgeting, subcontractor buyout, contract administration, scheduling, change management, and project controls. Working within a Design-Bid-Build delivery model, the PM develops and maintains strong subcontractor relationships, applies disciplined project management practices, and ensures clear communication among clients, consultants, and project partners. This role leverages tools such as Microsoft Project, Buildtrend, and advanced Excel reporting to support project execution, schedule management, and financial performance. The PM also oversees the Project Estimator to ensure alignment between preconstruction budgets and project execution and serves as a primary point of contact for clients and subcontractors throughout the construction process.

  • Strong understanding of Design-Bid-Build project delivery
  • Direct estimator and preconstruction experience
  • Strong knowledge of budgets, contracts, and construction workflows
  • Experience managing subcontractors across multiple trades
  • Proficiency in Buildertrent, Microsoft suites including Microsoft Project and Microsoft Excel

Nice To Haves

  • PMP (Project Management Professional) certification preferred
  • Experience overseeing estimators or preconstruction teams preferred
  • Familiarity with job cost accounting and financial reporting preferred

Responsibilities

  • Manage all phases of construction projects from preconstruction through closeout, in a BuilderTrend environment
  • Maintain overall responsibility for: Project budget and cost control, Schedule development and adherence, Contract administration
  • Develop and track project KPIs (budget variance, schedule performance, etc.)
  • Lead subcontractor procurement and bid leveling
  • Execute subcontractor buyouts aligned with project budgets
  • Identify cost savings and value engineering opportunities
  • Draft and manage subcontract agreements
  • Review and process change orders (owner and subcontractor)
  • Ensure proper documentation and cost recovery for scope changes
  • Supervise and mentor the Project Estimator
  • Review estimates for completeness, accuracy, and risk exposure
  • Ensure smooth handoff from estimating to operations
  • Develop and maintain project schedules using Microsoft Project
  • Coordinate milestone planning with field teams and subcontractors
  • Proactively identify and mitigate schedule risks
  • Serve as the primary client contact throughout the project
  • Lead project meetings and reporting
  • Maintain strong relationships with owners, architects, and consultants
  • Manage subcontractor performance, compliance, and coordination
  • Resolve field issues in partnership with the Superintendent
  • Ensure adherence to safety, quality, and schedule expectations
