About The Position

This is an exciting opportunity for a Construction Project Manager to lead affordable housing renovation and new build projects across San Francisco and the Bay Area. The successful candidate will manage projects from preconstruction through closeout, overseeing budgets, schedules, procurement, subcontractors, consultants, field teams, permitting, and stakeholder communication within a Construction Management / Owner’s Representative delivery model. This role is well suited to a highly organized, collaborative, and mission-driven construction professional with strong residential wood frame experience and the ability to balance project delivery, quality, cost control, and community impact.

Requirements

  • 5+ years of progressively responsible construction project management experience within residential, multifamily, wood frame, renovation, or new build construction.
  • Strong experience managing projects from preconstruction through closeout, including budgeting, scheduling, procurement, buyout, contract administration, project controls, and stakeholder reporting.
  • Proven ability to develop, manage, forecast, and track detailed construction budgets, schedules, commitments, contingencies, change orders, invoices, and monthly draws.
  • Strong understanding of residential construction sequencing, building systems, constructability, safety requirements, quality control, permitting, inspections, and closeout processes.
  • Ability to read, interpret, and coordinate drawings, specifications, scopes of work, contracts, consultant documents, RFIs, submittals, and project records.
  • Experience coordinating subcontractors, vendors, consultants, field staff, internal departments, public agencies, and community stakeholders in a collaborative project environment.
  • Proficiency with construction management, scheduling, and reporting tools such as Procore, Microsoft Project, Microsoft Excel, or similar platforms.
  • Valid California driver’s license and ability to travel regularly to active jobsites across San Francisco and the Bay Area.

Nice To Haves

  • Experience working on affordable housing, nonprofit, mission-driven, or publicly funded residential construction projects.
  • Experience working within a Construction Management or Owner’s Representative delivery model, representing the owner’s interests across design, procurement, construction, and closeout.
  • Experience managing wood frame multifamily residential renovations, acquisition-rehabilitation projects, occupied or community-sensitive sites, and ground-up residential new builds.
  • Experience supervising Superintendents, field staff, or multidisciplinary project teams.
  • Familiarity with local Bay Area jurisdictions, permitting processes, building departments, public agency coordination, and housing-related compliance requirements.
  • PMP, CCM, degree in Construction Management, Engineering, Architecture, or a related field, or equivalent hands-on construction leadership experience.

Responsibilities

  • Lead assigned affordable housing construction projects from preconstruction through closeout, ensuring work is delivered safely, on schedule, within budget, and to agreed quality standards.
  • Review project designs during predevelopment and preconstruction to support constructability, budget alignment, schedule planning, value engineering, procurement strategy, and risk mitigation.
  • Develop preliminary and active construction budgets, project schedules, procurement plans, bid packages, scopes of work, RFPs, and subcontractor/vendor solicitation documents.
  • Manage subcontractor and vendor procurement, including bid solicitation, scope review, leveling, buyout, contract negotiation, purchase orders, change orders, and commitment tracking.
  • Maintain detailed project budgets, forecasts, schedules, buyout logs, contingency tracking, cost reports, draw documentation, and project controls throughout the full project lifecycle.
  • Coordinate with Superintendents, subcontractors, consultants, vendors, and internal stakeholders to maintain critical path schedules, look-ahead schedules, site progress, safety, quality, and workflow.
  • Conduct regular site visits to monitor construction progress, verify quality standards, identify issues early, support field teams, and ensure compliance with project requirements.
  • Manage project documentation in Procore or similar systems, including RFIs, submittals, meeting minutes, schedules, permits, inspections, contracts, invoices, and closeout records.
  • Coordinate permit acquisition, regulatory approvals, inspections, sustainability requirements, utility coordination, public agency communication, and local jurisdiction requirements.
  • Review and approve subcontractor billings, applications for payment, monthly invoices, supporting documentation, retention tracking, and final payment closeout submissions.
  • Provide clear and consistent project updates to leadership, internal departments, funders, partners, consultants, public agencies, and other key stakeholders.
  • Support and mentor field staff and Superintendents, helping maintain strong communication between office and field teams while contributing to process improvement and departmental planning.
  • Prepare and coordinate project closeout packages, warranty information, maintenance manuals, turnover documentation, and final deliverables for homeowners, ownership groups, agencies, and internal teams.
