About The Position

As a Construction Project Manager with OMES, you will enjoy technology, generous leave including 15 days of vacation, 15 days of sick leave and 11 paid holidays annually. Requirements

  • Bachelor’s degree in architecture, engineering, construction management or other related field.
  • Minimum of 5 years of experience in architecture, engineering, construction management or other related field.

Responsibilities

  • Serve as the Owner’s Representative, providing primary management and oversight of capital improvement projects from inception through completion.
  • Collaborate with User Agencies and consultants to define project scope, budgets, and schedules, and assemble the professional team needed.
  • Facilitate clear communication and coordination between stakeholders, including User Agencies, architects, contractors, and regulatory agencies, to ensure alignment with project goals and timely decision-making.
  • Work with User Agencies to establish realistic budgets, monitor costs, and identify cost-saving opportunities.
  • Manage the bid process, prepare and negotiate contracts, and ensure all contract requirements and documents are accurately tracked.
  • Oversee change orders, payment applications, and ensure timely, transparent financial reporting.
  • Assist in selecting and managing architects, engineers, and contractors, ensuring designs meet User Agency goals and comply with regulations and standards.
  • Review project documentation, conduct constructability reviews, and coordinate necessary approvals with relevant authorities.
  • Monitor the construction process, providing on-site inspections and quality control to ensure work adheres to project standards and timeline.
  • Manage the punch list, oversee closeout procedures, and resolve outstanding quality issues to achieve a smooth transition to occupancy.
  • Facilitate project startup, closeout, and move-in, ensuring receipt of all required closeout documents (e.g., warranties, as-builts, O&M manuals) and supporting any tenant finish-out needs.
