About The Position

TMG’s Project Manager II is responsible for the cradle-to-grave aspects of construction and/or design/build management for the life-cycle of projects they are tasked with managing. These projects are typically commercial and/or institutional construction projects with modest complexity and valued at $5-8 million. The position requires an understanding of process management and the ability to perform work contracted through various delivery methods including IDIQ, Lump-Sum Contracting, Design/Build, and Fast Track contracts. The Project Manager II primarily manages subcontractors but also has the capability to manage self-performed construction activities.

Requirements

B.S. degree in engineering or construction management with a minimum of 7-10 years of experience with a commercial and/or industrial general contractor or 15+ years of directly related experience with no degree.
Demonstrated experience in estimating and managing subcontracted work and self-performed work activities.
A working knowledge of construction means and methods associated with the construction and/or renovation of commercial and institutional buildings and site work related thereto.
Proficient with spreadsheets, email, and other software used in the construction industry.
Must be able to lift and handle 50-pound objects.
Must be fully mobile and capable of walking job sites, climbing ladders and stairs multiple times daily to inspect work, direct subcontractors and TMG’s own field forces, and assure safety and quality control.
Must have a clean driving record.
Current safety credentials to include OSHA 30, First Aid, and CPR.
Current CQC certification issued by USACE / NAVFAC.
Professional credentials–Associate Constructor (AC), Certified Professional Constructor (CPC) or PE in good standings.
A grace period of up to six months may be allowed to obtain stated credentials.

Nice To Haves

Line item estimating experience and JOC contracting preferred.
A minimum of 3 - 5 years of experience in government contracting is preferred.

Responsibilities

Manages the construction and/or design/build workflow process starting in the project origination phase, to include: estimating, negotiation, contracting, buyout, construction administration, financial management, and closeout.
Meets with Owners, Design Professionals, and other stakeholders to determine project requirements, manage client satisfaction, and respond to problems and concerns.
Acquires and manages all building permits and other regulatory prerequisites.
Visits project work sites to assure safety, quality, cleanliness, and to manage the overall contracted scope of work.
Prepares, negotiates, and manages cost estimates and proposals related to the change management process and the entire project.
Evaluates projects for constructability and value-engineer cost savings.
Creates and develops critical path project schedules using Primavera P6 or MS Project scheduling software.
Drives project performance, including updating project schedules and identifying impacts to the critical path to justify time extensions.
In cooperation with the Project Superintendent, manages the development and communication of look-ahead schedules.
Implements strategies to subcontract or self-perform various aspects of a project to achieve price, schedule, and quality objectives.
Negotiates contracts, subcontracts, and purchase orders.
Proactively identifies issues that could lead to problems and facilitates solutions.
Conducts and documents project progress meetings.
Determines and implements the appropriate level of project control (e.g., submittal logs, change order logs).
Manages project costs to ensure budgets are maintained.
Documents and manages changes in the work.
Creates and follows up on monthly requisitions to the Owner and manages all vendor payments.
Ensures that all aspects of the project are compliant with all contract terms and legal requirements.
Administers client-specific programs, such as CQC, Safety, Environmental Stewardship.
Provides timely and cordial interaction with supporting work groups, such as Accounting, HR, ICS.
Documents substantial completion and manages the project closeout process.
Provides training, mentoring, and coaching to assist and develop other members of the project team.
Participates in industry networking functions.
Seeks out and regularly participates in learning opportunities and professional development.
