About The Position

Trademark Property Company is seeking an experienced Construction Project Manager, Asset Management to oversee the planning, execution, and delivery of property-level contracted repair and capital improvement projects across the Company's operating portfolio. In this role, you will manage construction projects from initial scope development through project closeout while partnering closely with Asset Management, Property Operations, consultants, and contractors. Additionally, you will manage Landlord construction obligations required under executed leases until turnover to the Tenant Delivery Manager, coordinating with Leasing, Tenant Services, and Property Management to support successful tenant delivery. Project assignments and priorities will be established in coordination with key internal leaders based on contractual commitments, business objectives, available resources, and tenant delivery risk.

Requirements

  • 5 –7 years of commercial construction project management experience required.
  • Retail, mixed-use, or commercial real estate experience strongly preferred.
  • Experience managing landlord work associated with retail leasing, tenant improvements, shell delivery, or commercial development is preferred.
  • Proven ability to manage multiple concurrent projects effectively across diverse portfolio locations.
  • Deep understanding of budgeting, estimating, scheduling, and commercial construction contracts.
  • Strong written and verbal communication skills with the ability to articulate technical details clearly.
  • Exceptional ability to coordinate numerous internal and external stakeholders while maintaining project schedules and budgets.

Responsibilities

  • Project Management: Qualify and define scopes, manage owner-funded repair, capital improvement, and landlord construction projects, coordinate design consultants, engineers, architects, and contractors, develop sequencing, scheduling, and phasing plans, monitor project schedules, budgets, quality, and safety while providing clear status updates.
  • Construction Administration: Review construction documents, consultant deliverables, and contractor pricing, coordinate permitting and governmental approvals, manage construction contracts, handle change orders, conduct regular project meetings, perform site inspections, and verify project completion and manage punch list activities.
  • Financial Management: Develop and maintain project budgets, monitor commitments, expenditures, and forecasted costs, review contractor applications for payment, coordinate project invoicing, handle financial reporting, and support asset management and property-level planning initiatives.
  • Vendor Management: Develop strong relationships with preferred contractors, manage overall consultant performance, maintain construction standards, coordinate specialty engineering resources, and drive bidding and procurement activities.
  • Process Improvement & Cost Benchmarking: Develop standardized construction procedures, improve project reporting, assist with capital planning, support the implementation of construction technology and reporting tools, develop, maintain, and refine standardized pricing models, historical cost benchmarks, and estimating tools, and compare preliminary Landlord Work budgets against contracted and final costs.
  • Landlord Work & Tenant Delivery Support: Support Leasing during LOI and lease negotiations by developing preliminary scopes, budgets, and pricing scenarios, review executed leases and workletters, manage Landlord Work through substantial completion, and coordinate turnover to the Tenant Delivery Manager, and partner with Leasing, Tenant Services, and Property Management.
