About The Position

Clear Investment Group is seeking a Construction Project Manager to support capital improvement and renovation projects across their real estate portfolio. This role involves managing the construction process from inception to completion, collaborating with internal teams, external contractors, and consultants. The ideal candidate will be detail-oriented, highly organized, eager to learn in a fast-paced environment, and skilled at communicating project progress to stakeholders.

Requirements

  • Bachelor's degree in Construction Management, Architecture, or a related field
  • Minimum of 5 years of experience in construction or development management.
  • Strong understanding of construction methods, contract negotiation, project scheduling, and budgeting/value-engineering.
  • Knowledge of relevant local, state, and federal building codes and regulations.
  • Exceptional organizational, communication, and leadership skills.
  • Ability to work under pressure, manage multiple projects simultaneously, and meet deadlines.
  • Proficiency with project management software (e.g., Smartsheets) and Microsoft Office Suite.
  • Strong problem-solving skills, ability to pivot quickly, and attention to detail.
  • Willingness to travel as needed (approx. 25%).

Nice To Haves

  • Specific project experience with renovating existing buildings, particularly multi-family residential, is preferred.

Responsibilities

  • Oversee aspects of capital projects including planning, budgeting, contractor selection, scheduling, and execution, ensuring projects are completed on time, within budget, and to required quality standards.
  • Develop detailed project budgets, review estimates, and track expenses, coordinating frequent updates with internal teams.
  • Manage relationships with contractors, vendors, and subcontractors, ensuring proper contract execution, adherence to timelines, and quality expectations.
  • Identify potential risks to project timelines and budgets, develop mitigation strategies, and resolve issues promptly.
  • Work closely with investment, property management, and finance teams to align project goals with the firm’s overall business strategy.
  • Ensure all projects comply with local building codes, zoning laws, and regulations, and communicate safety standards to on-site staff/contractors.
  • Provide regular updates on project progress, budget status, and any potential delays or issues to department head and other stakeholders.
  • Monitor construction quality and craftsmanship to ensure final deliverables meet company standards.
  • Coordinate with property management to ensure minimal disruption to existing tenants and staff.
