About The Position

Join our dynamic SMS Construction team as a Construction Project Manager based in Las Vegas, where you’ll lead complex construction and capital improvement projects across our commercial real estate portfolio spanning the United States. Our portfolio includes commercial and industrial properties, self-storage facilities, and manufactured housing communities across the Northeast and Midwest — offering a wide variety of project types including ground-up development, value-add renovations, tenant improvements, and ongoing capital improvements. This position will be responsible for providing day-to-day project management and oversight of complex, large-scale, multi-phase projects. You will act as a liaison between ownership, contractors, and the design team. In addition to project management responsibilities, this role includes performing independent quantity takeoffs and cost estimates to support project planning, bid leveling, and owner’s budget validation. The right candidate needs to be technically inclined and a creative problem solver willing to dive in and figure out creative solution to complex problems. You are a quick learner and can quickly grasp complex and technical concepts. You are a good communicator and can interact with both field personnel, municipal officials and ownership. You have a positive attitude and are more concerned with finding common ground and solutions.

Requirements

  • Bachelor's degree in a related field with a minimum of 5 years of relevant experience or 10 years of field experience may be considered in lieu of formal education.
  • Proven track record in project management across ground-up developments, value-add renovations, capex programs, and tenant improvement projects.
  • Familiarity with contract management, pay applications, and project documentation.
  • Exceptional communication skills, both verbal and written.
  • Demonstrated ability to lead independently and collaborate effectively within teams.
  • Proficiency in construction management software such as Procore, Buildertrend, or similar platforms; working knowledge of Bluebeam or equivalent takeoff/markup tools; and competency with Microsoft Office Suite (Excel, Word, Outlook).

Responsibilities

  • Conduct constructability reviews of project documents and offer constructive feedback to the design team.
  • Create and oversee project schedules and budgets.
  • Coordinate on-site activities and facilitate regular project team meetings with Superintendents, project engineer and contractors.
  • Proactively identify and resolve construction-related issues to mitigate potential delays and setbacks.
  • Collaborate closely with contractors and design professionals to maintain project momentum and address challenges promptly.
  • Provide transparent progress reports on project status, schedule, and financial management.
  • Evaluate contractor submissions including schedules, change orders, and pay applications.
  • Develop scopes of work and bid packages; solicit, qualify, and level subcontractor bids to ensure complete and competitive pricing.
  • Facilitate punch lists and oversee project closeout processes.
  • Prepare independent quantity takeoffs and preliminary cost estimates from construction documents to support budgeting, bid leveling, and value engineering decisions.
