About The Position

The Construction Project Manager oversees a variety of real estate development and construction projects across Gold’s Gym. This position is based in Dallas, TX, and works closely with internal and external stakeholders to lead projects through planning, design, permitting, construction, turnover, and grand opening. This role is responsible for end-to-end project delivery, ensuring alignment with company objectives related to scope, budget, schedule, quality, and brand standards. The Construction Project Manager reports to the Vice President of Architecture and Construction.

Requirements

  • Minimum 5+ years of experience managing multiple commercial construction projects.
  • Strong understanding of construction methods, building systems (civil, structural, MEP), and permitting processes.
  • Proven ability to review and direct the development of complete and coordinated construction document sets.
  • Experience with contract administration, budgeting, scheduling, and cost control.
  • Exceptional organizational, time management, and multitasking abilities in a fast-paced environment.
  • Strong problem-solving and decision-making skills with the ability to manage ambiguity.
  • Excellent communication and interpersonal skills to effectively lead cross-functional teams.
  • High attention to detail with the ability to maintain project accuracy and documentation.
  • Proficient in Microsoft Office Suite and Bluebeam.
  • Ability to travel nationwide as needed.
  • Flexible, reliable team player with a proactive and professional approach.
  • Ability to think creatively and drive innovative solutions.

Nice To Haves

  • Experience in fitness, hospitality, retail, or tenant improvement (TI) construction strongly preferred.
  • Bachelor’s Degree in Architecture, Construction Management, Engineering, or related field preferred.
  • Experience with Smartsheet, AutoCAD, and Adobe Creative Suite is a plus.
  • Familiarity with project management and scheduling tools (e.g., Procore, MS Project, or similar) preferred.

Responsibilities

  • Lead assigned real estate projects through all phases including site due diligence, planning, design, permitting, construction, commissioning, and occupancy.
  • Manage 2–3 concurrent projects ranging from $250,000 to $6M+ in construction value, varying in scope and complexity.
  • Ensure projects are delivered on time, within budget, and in accordance with company standards and operational requirements.
  • Develop, track, and maintain comprehensive project budgets, schedules, and cash flow forecasts.
  • Provide conceptual and detailed cost estimates to support project approvals and executive decision making.
  • Review, negotiate, and administer contracts, change orders, and vendor agreements to ensure cost control and risk mitigation.
  • Monitor project financial performance and proactively identify and resolve cost overruns.
  • Coordinate with architects, engineers, and consultants to ensure complete, accurate, and coordinated construction documents.
  • Review drawings, specifications, RFIs, submittals, and shop drawings for constructability, compliance, and alignment with operational needs.
  • Collaborate with internal teams (design, marketing, operations) to clearly define project scope, brand standards, and user experience goals.
  • Support value engineering efforts to optimize cost, schedule, and quality outcomes.
  • Conduct regular site visits to monitor construction progress, quality, safety compliance, and adherence to contract documents.
  • Lead project meetings, maintain meeting agendas and minutes, and ensure clear communication across all stakeholders.
  • Track and manage project schedules, identify risks to timelines, and implement corrective actions as needed.
  • Ensure proper project documentation, reporting, and record keeping throughout the lifecycle.
  • Identify, assess, and mitigate project risks, including schedule delays, cost impacts, and design conflicts.
  • Resolve complex project-related issues, disputes, and field conflicts in a timely and professional manner.
  • Ensure compliance with local codes, permitting requirements, and safety regulations.
  • Serve as the primary point of contact for internal leadership and external partners.
  • Provide regular project status reports including budget updates, schedule progress, and key risks.
  • Maintain strong relationships with contractors, vendors, and internal stakeholders to ensure successful project outcomes.
  • Travel to project sites nationwide as required; trips may involve multiple days per visit.
  • Perform other responsibilities as assigned to support departmental and organizational goals.
