About The Position

The Construction Project Manager III is responsible for overseeing all phases of construction projects, from development and design to execution, commissioning, and closeout. This role involves creating requests for proposals, assessing contractors, developing systems and processes for project management, and providing high-level schedules and budgets. The position requires supporting project development and engineering staff, managing resources, reviewing documentation for constructability, and acting as the company's representative on-site. Key responsibilities include managing contractors, budgets, and schedules, monitoring progress and quality, inspecting installations, managing punch lists, and ensuring proper project closeout, including as-built data and maintenance documentation. The role demands accountability for project planning, execution, cost tracking, and closure, as well as collaboration with Program and Operations teams to meet space and program needs. Adherence to legal and environmental regulations, building codes, and other requirements is essential. The position requires the ability to work under pressure, manage multiple deadlines simultaneously, and maintain good attendance.

Requirements

  • Applicants must be a US Citizen or of Legal Permanent Resident Status.
  • Bachelor’s degree in construction management preferred.
  • 3-5 years construction project management experience, or equivalent.
  • Superior knowledge of codes, construction methods, and compliance laws required.
  • Proven ability to put systems in place and define workflows to create efficient project development, excitation, and closure.
  • High level of competency in labor, material, and contract management.
  • Proven ability to complete a detailed take-off and all required estimating for a variety of projects.
  • Strong organizational skills and attention to detail.
  • Ability to read and understand drawings, models, and technical manuals.
  • Ability to rely on extensive experience, problem-solving skills, judgment and collaboration to plan and accomplish goals.
  • Excellent communication, teambuilding and customer service skills.
  • Familiarity with Microsoft Office products and project planning software.
  • Familiarity with software packages including MS Project and ability to learn SAP.
  • Ability to lead a team by being a good and effective communicator.
  • Proficient, or ability to become proficient, with Autodesk Revit.
  • Budgeting and financial knowledge.
  • Advanced analytical and schedule management skills.
  • Ability to plan and adapt to unforeseen situations.
  • Effective verbal and written communication skills in the English language.
  • Willing and able to obtain a government issued security clearance.
  • Must pass a preemployment drug test prior to starting employment.

Responsibilities

  • Create request for proposals and assess contractors for selection.
  • Develop systems and processes to develop, construct, and close construction projects.
  • Support the project development group by providing a high-level schedule and budget, and identifying risks.
  • Support engineering staff by reviewing drawings and specifications for constructability.
  • Manage engineering and design resources by negotiating terms and managing expectations.
  • Identify and manage contractors, budget, and construction schedule.
  • Regularly visit worksite to monitor progress and quality.
  • Act as Janicki’s representative on site.
  • Inspect the installation and manage punch list during the commissioning phase.
  • Manage orderly power-up to support the commissioning plan.
  • Provide contractor final acceptance, ensure as-built data is communicated, and ensure operations and maintenance documents are supplied to site operation and maintenance staff.
  • Coordinate site maintenance staff training.
  • Demonstrate accountability for project planning, execution, job cost tracking, and job closure.
  • Plan ahead to prevent problems and resolve any emerging ones.
  • Coordinate with Program and Operations teams to create and maintain statement of work and design of spaces to meet program needs.
  • Collaborate with and provide direction to engineers, architects, general contractors, subcontractors, and vendors.
  • Ensure adherence to legal and environmental regulations, building codes, and other requirements.
  • Work well under pressure, meeting and completing multiple deadlines on multiple projects, simultaneously.
  • Be at work on time and maintain good attendance.
