The Construction Manager (CM) is responsible for achieving individual monthly goals related to closings, cycle times, VPO spend, and Avid survey results, while delivering outstanding customer service throughout the entire Customer Journey. The CM is accountable for maintaining an 'A+' community presentation, overseeing all homes in production (including the model), and ensuring overall jobsite cleanliness. They must also ensure that all trade partners adhere to Hakes Brothers Safety and Health Program. Daily reporting, auditing, and usage of ITK are required to maintain accuracy of the build schedule, track home progression, and manage trade payments. The CM must take pride in the details of every home and provide each customer with excellent service and follow-through. A key responsibility is to build quality homes, identifying and correcting any issues not meeting the highest quality standards before the New Home Orientation. The CM should proactively seek ways to control and reduce construction costs, monitor materials to prevent theft or damage, and hold trade contractors accountable for sloppy work. They are also responsible for maintaining a clean worksite, as cleanliness equates to quality for buyers and trade contractors. The CM will alternate conducting monthly Safety meetings and filling out weekly safety reports, issuing written notices for safety violations after verbal warnings. They will also alternate conducting bi-weekly SWPPP inspections and documenting areas needing correction, motivating trade contractors to maintain clean jobsites to comply with EPA regulations. The CM must always look, dress, and speak professionally, acting as a positive voice for the company and a leader and example to other Superintendents.
