About The Position

The Construction Manager-HVAC manages all projects, including General Contractor and Self-Perform HVAC Air Handling Unit (AHU) Restorations. This role involves collaborating with the superintendent or technicians assigned to the project to ensure timely and within-budget delivery, as well as selecting and managing all subcontractors. Additional duties include participating in all proposals, specifications, price estimates, schedules, and sales efforts that impact projects. Responsibilities also encompass Sales and Service Support, Field Resources, and Customer Management communication as needed. Adherence to all Company policies is required.

Requirements

  • Experience managing HVAC projects, particularly in healthcare settings.
  • Proficiency in using eBuilder for project documentation.
  • Understanding of subcontractor agreements and corrective actions.
  • Ability to conduct contractor interviews and review bids.
  • Experience with proposal approval and change-order negotiation.

  • Experience with GC and Self-Perform HVAC AHU Restorations.

Responsibilities

  • Contribute to, validate, and sign off on all proposals and specifications for the Conceptual Phase (estimates & schedules), Program Planning Phase, Design Phase, Prebid Construction Phase, Pre-con, and Effective Close-out.
  • Develop cost estimates and schedules.
  • Utilize eBuilder for all project documentation according to the policy manual.
  • Manage project cost/budget variance and profitability.
  • Ensure Quality Assurance.
  • Understand subcontractor agreements and implement corrective measures and notification procedures.
  • Issue proper letter notifications for non-compliant subcontractor agreement articles (e.g., no waivers of lien for lower-tier subs, missing submittals).
  • Set project timelines and goals.
  • Manage critical metrics and report regularly.
  • Coordinate work with Program Managers, Sales & Service Support, Customer Management (WTI and Tremco Roofing), and Resource Management.
  • Participate in the Preventive and Corrective Action process, including initiating action to prevent non-conformities, identifying and recording problems, recommending solutions, verifying solution implementation, and controlling non-conforming products.
  • Review all bids received and conduct contractor interviews for specification and contractual compliance.
  • Approve proposals for submission (pricing, specification, scope).
  • Direct Project Managers, technicians, and superintendents.
  • Sign off on project billings.
  • Manage change-order negotiation and approval.
