Requirements

  • Current university student enrolled in a degree-seeking program studying Construction Management, Architectural Engineering, or other related program.
  • In good academic standing.
  • Proficiency in Microsoft Office applications (Word, Excel, PPT, Outlook, etc.).
  • Strong communication and relationship-building skills.
  • Results-oriented, with demonstrated experience of balancing multiple tasks and priorities.

Nice To Haves

  • Conceptual knowledge of the construction process including estimating, purchasing, subcontractor negotiating, scheduling, design/construction technology, and plan reading is preferred.

Responsibilities

  • Understand the history and culture at PECO and the Construction Department's winning aspiration.
  • Review PECO’s Sustainability Mission and write white papers on possible new sustainability initiatives.
  • Understand internal systems, including Construction’s “The Process” & Standards.
  • Review Tenant Scope of Work with a Project Manager.
  • Review a set of plans on a new ground-up building using a plan review checklist.
  • Review components of standard PECO leases and National Retailer leases as they pertain to construction scope of work, timing, and contingencies.
  • Schedule and conduct interviews with various departments (Acquisitions, Due Diligence, Finance, Accounting, Leasing, Legal, Property Management) and write summaries of their roles and interactions with Construction.
  • Assemble existing conditions information on lease opportunities with a Project Manager.
  • Assist Project Managers with the procurement of multiple bids from General Contractors (GCs) based on a Tenant/Landlord work letter.
  • Assist with updating a national database of GCs to create a Construction Department database of preferred GCs.
  • Assemble a Microsoft Project Schedule for a PECO Landlord work construction project.
  • Evaluate Architectural/Mechanical/Electrical plans for conformance with the defined Landlord Scope of Work.
  • Assess HVAC condition and how to budget based on age/condition.
  • Work with PM/CM in assembling a complete set of bid documents.
  • Prepare a bid summary from bids received, defining discrepancies and major line item pricing differences.
  • Evaluate value engineering opportunities.
  • Work with Project Manager on setting up an executed lease in Job Cost.
  • Discuss technical writing and presentation skills with the Intern, focusing on summarizing technical details, and organizing/presenting ideas to internal and external stakeholders.
  • Write a one-page summary of “lessons learned” during the Internship and present it to the Team on the last day.
  • Record Center - Move/Name Plans to Permanent Digital Archive.
  • Draft on CAD concept layouts for Development Opportunities.
  • Identify all missing Alta surveys on current Shopping Centers.
  • Participate in other plan review opportunities to practice reading Construction Plans.
