About The Position

United Contractor Services is a national specialty subcontractor focused on commercial light gauge interior buildouts and Division 8 & 10 Specialties. We are seeking an estimator to join our preconstruction group to manage Division 8 and 10 scopes from initial review through bid award. The primary focus will be on Division 8 (doors, frames, and finish hardware), including writing and reviewing hardware sets. Division 10 scopes (toilet partitions, washroom accessories, lockers, etc.) will also be part of the role. This position requires meticulous attention to detail, the ability to work with schedules, specifications, and hardware sets, and a proactive approach to identifying potential issues before they impact the project.

Requirements

  • Minimum 3 years estimating commercial Division 8 and/or Division 10 scopes, with Division 8 experience being the priority.
  • Working knowledge of door hardware terminology, hardware set structure, and fire and life safety code requirements as they apply to openings.
  • Comfortable reading architectural drawings, door schedules, and specification sections.
  • Experience with estimating and takeoff software used in these divisions.
  • Clear communicator who can hold a schedule in a bid environment where deadlines do not move.

Nice To Haves

  • DHI coursework or credentials (AHC, DHC, CDT) preferred.

Responsibilities

  • Price hollow metal doors and frames, wood doors, aluminum entrances, finish hardware, and related accessories.
  • Write and review hardware sets and door schedules against architectural drawings, elevations, and specifications.
  • Verify compliance with UL listings, fire ratings, ADA requirements, and applicable life safety codes.
  • Coordinate electrified hardware and access control requirements with the broader project scope.
  • Price toilet partitions and washroom accessories, lockers, fire extinguishers and cabinets, corner guards and wall protection, signage, and related specialty items.
  • Confirm mounting, backing, and coordination requirements with adjacent trades to prevent scope gaps.
  • Perform accurate quantity takeoffs.
  • Solicit and compare vendor and manufacturer pricing.
  • Identify value-engineering options and present them with supporting data.
  • Assemble proposals with clear scope language, inclusions, exclusions, and documented assumptions.
  • Turn over awarded scopes to Project Managers with documented pricing basis and hardware decisions.
  • Build working relationships with suppliers, manufacturer reps, and GC preconstruction contacts.
  • Stay current on product changes, manufacturer updates, and code revisions affecting these divisions.
