About The Position

This role combines construction estimating, property inspections, building systems, replacement-cost analysis, capital planning, financial analysis, and client consulting. Clients need to understand what their properties will require over the next 20 to 30 years, including when major components like roofs, asphalt, or fencing will need replacement and how much money should be set aside for these future costs. California Builder Services works with developers, HOAs, and property managers, and this role involves inspecting properties, evaluating components, researching costs, developing capital plans, and assisting clients with financial preparation. It's a blend of construction estimator, property inspector, analyst, and consultant.

Requirements

  • Strong construction estimating, cost estimating, analytical, mathematical, or financial skills.
  • Working knowledge of construction materials, building components, maintenance, repairs, and replacement costs.
  • Experience managing own projects, deadlines, clients, estimates, budgets, or field work.
  • Strong attention to detail.
  • Ability to work independently without needing someone to manage your calendar.
  • Confidence using Excel, Word, Outlook, and other business software.
  • Ability to write clearly and professionally.
  • Ability to speak comfortably with developers, property managers, homeowners association boards, and other professionals.
  • Sufficient experience to recognize when something doesn't look right and confidence to investigate.
  • Must care whether the answer is right.

Responsibilities

  • Perform property inspections and site assessments throughout California.
  • Evaluate roofs, asphalt, concrete, exterior paint, fencing, pools, recreation facilities, landscaping, mechanical equipment, building components, and other common-area improvements.
  • Prepare construction cost estimates and replacement-cost estimates.
  • Research construction pricing, materials, repair costs, and replacement costs.
  • Estimate useful life, remaining useful life, repair cycles, and replacement schedules.
  • Develop long-term capital plans and reserve funding projections.
  • Review HOA financial statements, reserve balances, budgets, and funding information.
  • Prepare professional reserve study reports.
  • Manage project schedules, inspections, deadlines, and client commitments.
  • Work directly with developers, builders, property managers, HOA boards, community associations, and other real estate professionals.
  • Explain technical and financial conclusions to clients.
  • Use Excel, Bluebeam, reserve study software, cost data, and other estimating tools.
  • Work closely with HOA Budget, DRE, and administrative teams on new real estate development projects.
  • Serve as a senior technical resource when a project requires more experience or judgment.
