About The Position

A large-scale real estate developer is seeking a high-accountability Project Manager to drive execution across major ground-up development projects ranging from 250 to 1,500 units. This role exists to ensure projects continue moving forward without delays caused by missed approvals, poor coordination, lack of follow-through, or stalled communication between architects, consultants, agencies, and internal stakeholders. The Project Manager will own the coordination and progression of the pre-development and approvals process from an office-based leadership seat. This is not a field superintendent role. The focus is driving momentum, accountability, approvals, and execution across complex development projects. The right candidate understands how to push projects through government processes, manage architects and consultants aggressively but professionally, and identify issues before they become delays. This is a highly visible role inside a fast-moving development environment where ownership, urgency, and follow-through matter. The Business Problem Large-scale projects cannot afford delays caused by disorganized coordination, slow approvals, unclear ownership, or lack of pressure on external partners. This role is being hired to: Keep projects advancing through approvals and pre-construction stages Ensure architects, engineers, and consultants stay aligned and accountable Reduce delays tied to permits, filings, agency reviews, and documentation Improve execution speed across large, multi-phase developments Create structure, visibility, and momentum across complex moving parts

Requirements

  • Experience managing coordination for ground-up real estate development projects
  • Strong office/project coordination background within construction or development
  • Experience managing architects, consultants, filings, and approvals processes
  • Ability to push projects forward aggressively while maintaining organization and professionalism
  • Strong understanding of timelines, dependencies, and pre-construction execution
  • Comfortable operating across multiple projects simultaneously
  • Strong communication, follow-through, and escalation instincts
  • Ground-up development experience
  • Experience coordinating large-scale real estate projects
  • Office-based project management or development coordination experience
  • Experience working with architects and approvals processes
  • Ability to manage multiple moving projects simultaneously
  • Strong ownership and follow-through

Nice To Haves

  • Experience supporting large-scale multifamily developments preferred (250+ units)
  • Experience working with NYC agencies, municipalities, zoning, or permitting processes
  • Familiarity with development laws, filings, and regulatory requirements
  • Experience in multifamily or mixed-use development environments
  • Expeditor, development, or owner-side coordination experience is a strong plus

Responsibilities

  • Own the progression of large-scale development projects from planning through approvals
  • Drive timelines aggressively and ensure projects continue moving without unnecessary delays
  • Coordinate architects, engineers, expediters, consultants, attorneys, and internal teams
  • Identify bottlenecks early and push resolution before timelines are impacted
  • Maintain visibility across multiple active projects simultaneously
  • Manage interactions tied to permits, filings, zoning, approvals, and regulatory requirements
  • Coordinate with city agencies, municipalities, and governing bodies throughout project progression
  • Ensure submissions, revisions, and approvals are handled accurately and on time
  • Understand and navigate development-related requirements, compliance processes, and agency expectations
  • Hold architects and consultants accountable to timelines and deliverables
  • Ensure drawings, revisions, and documentation continue progressing without stagnation
  • Push coordination between disciplines to reduce delays and rework
  • Escalate issues quickly when execution slows down
  • Create structure and accountability across the approvals and development process
  • Track milestones, dependencies, and execution status across all active projects
  • Ensure leadership has clear visibility into risks, delays, and project progression
  • Operate with urgency and ownership in a high-volume development environment
