About The Position

The Community Services Estimator & Technician is a hands-on field position responsible for performing maintenance and repair work at homeowner and condominium associations while identifying, estimating, and coordinating future maintenance and improvement projects. This role serves as a trusted resource to Community Association Managers, Board Members, and residents by providing quality workmanship, accurate project estimates, and exceptional customer service. The ideal candidate possesses strong maintenance skills, the ability to assess property conditions, and experience preparing estimates and proposals for repair, replacement, and enhancement projects.

Requirements

  • High school diploma or GED required.
  • Minimum of 3 years of maintenance, facilities, construction, property management, or related experience.
  • Working knowledge of carpentry, painting, plumbing, electrical, irrigation, and general maintenance practices.
  • Strong estimating, budgeting, and project planning skills.
  • Excellent problem-solving and troubleshooting abilities.
  • Strong written and verbal communication skills.
  • Proficiency with Microsoft Office, email, and mobile technology.
  • Ability to prioritize multiple projects and meet deadlines.
  • Strong customer service and relationship-building skills.
  • Ability to lift and carry up to 50 pounds.
  • Ability to stand, walk, bend, kneel, climb ladders, and perform physical labor for extended periods.
  • Ability to work outdoors in varying weather conditions.
  • Ability to safely operate maintenance equipment and tools.
  • Valid driver's license with acceptable driving record required.
  • Reliable transportation to travel between communities.

Nice To Haves

  • Experience preparing estimates, bids, or scopes of work preferred.
  • Experience working in homeowner associations, condominium associations, commercial properties, or multifamily communities preferred.
  • Ability to read blueprints, drawings, specifications, and scopes of work preferred.
  • Trade certifications, contractor licenses, or specialized maintenance certifications are a plus.

Responsibilities

  • Perform general maintenance, repair, and improvement work throughout assigned communities.
  • Complete work orders related to common area facilities, amenities, buildings, grounds, and infrastructure.
  • Conduct preventative maintenance inspections and identify potential maintenance concerns.
  • Troubleshoot and repair minor electrical, plumbing, carpentry, painting, irrigation, and general maintenance issues.
  • Ensure all work is completed safely, efficiently, and in accordance with company standards.
  • Maintain tools, equipment, and company vehicles in safe working condition.
  • Respond to urgent maintenance requests as needed.
  • Inspect community assets and identify repair, replacement, and enhancement opportunities.
  • Prepare detailed labor and material estimates for maintenance and improvement projects.
  • Develop scopes of work and project recommendations for Community Managers and Board Members.
  • Obtain pricing from suppliers and subcontractors as necessary.
  • Present project options and cost estimates to management for approval.
  • Assist with budget planning by identifying future maintenance needs and capital improvement opportunities.
  • Track estimated versus actual project costs and provide recommendations for process improvements.
  • Coordinate approved maintenance and improvement projects from inception through completion.
  • Schedule work with vendors, contractors, and internal maintenance staff.
  • Monitor project timelines, quality standards, and customer satisfaction.
  • Conduct final inspections to ensure work meets company and community expectations.
  • Maintain project documentation, photographs, and records.
  • Build positive relationships with Community Managers, Board Members, residents, and vendors.
  • Provide professional communication regarding maintenance issues, project timelines, and recommendations.
  • Represent the company in a professional manner while working within assigned communities.
