Requirements

  • Advanced sales background with a proven, quantifiable track record of driving occupancy or revenue growth — typically seven or more years of progressive sales/marketing experience, senior-living or comparable high-touch sales strongly preferred.
  • Demonstrated mastery of consultative and closing techniques, with a history of turning around or accelerating occupancy in challenging situations.
  • Proven record of identifying and developing professional referral sources.
  • Excellent customer-service and public-relations skills; cheerful personality and a keen desire to serve seniors.
  • Strong ability to problem-solve quickly and efficiently and to bring a creative approach to goals and obstacles.
  • Ability to multi-task and prioritize; experience working with seniors.
  • Proficiency in Microsoft Office Suite and YARDI or a comparable CRM.

Responsibilities

  • Consistently meets or exceeds the sales standards set by the VP of Sales & Marketing, with a primary focus on prospect conversion and occupancy growth.
  • Answers inquiries, schedules and conducts high-value tours, and closes sales in line with sales and marketing goals — applying advanced discovery, needs-based selling, objection handling, and closing techniques.
  • Cultivates the lead pipeline and database through timely, personalized written and oral follow-up that moves prospects toward deposit and move-in.
  • Consistently uses all Maplewood sales tools and ensures leads and lead sources are entered accurately and timely in YARDI.
  • Ensures inquiry forms are available at the front desk and provided to managers; ensures qualified leads are captured in YARDI.
  • Identifies, develops, and deepens professional referral sources across the primary and secondary market to generate a durable stream of qualified leads.
  • Analyzes the community's strengths and weaknesses relative to competitors and develops action steps to sell effectively against the competition.
  • Completes competitive market analysis and maintains a detailed competitor comparison (rates, apartment sizes, services, amenities) in February and August.
  • Proactively identifies and pursues publicity and lead-generating opportunities, including community events, in coordination with the leadership team.
  • Partners with the Executive Director and department heads to reinforce the whole team's role in sales and participation in the community sales & marketing plan.
  • Coordinates the new-resident move-in process together with the management team — paperwork, unit readiness, resident requests, and welcome event — relying on the site team for execution support, especially on the Liaison's non-scheduled days.
  • Works with the Executive Director and department heads so tours, first impressions, and prospect follow-up continue seamlessly on days the Liaison is off site.
  • Provides periodic sales and customer-service coaching to concierges and managers to strengthen the community's collective selling and first-impression skills.
  • Maintains or grows occupancy toward maximum levels and monitors progress against occupancy and revenue targets, discussing variances with the Executive Director.
  • Gathers and interprets YARDI reports to identify trends, opportunities, and solutions.
  • Helps ensure the building and model apartments present a positive first impression, communicating any presentation issues to the Executive Director for resolution by the appropriate department.
  • Supports strong mystery-shop performance (target score above 80%) through advanced sales technique and coaching.
  • Follows emergency procedures
