About The Position

GSF Properties Inc. is looking for a Community Manager in Lemoore, CA, to join a dynamic property management team. In this role, you will oversee the effective management, marketing, and maintenance of the apartment community while achieving the financial objectives of the owner and management company and ensuring full compliance with all applicable regulatory standards and requirements. This position is scheduled Monday through Friday, 8:00 AM to 5:00 PM during winter hours and 9:00 AM to 6:00 PM during summer hours, with weekend availability as needed. The annual salary for this role is $70,304 per year.

Requirements

  • 3–5 years of relevant property management experience
  • Proven leadership experience, including supervising a team of three or more
  • Marketing background, including outreach efforts and resident engagement initiatives
  • Strong time-management skills with the ability to prioritize and meet deadlines
  • Excellent communication, organizational, and attention-to-detail skills
  • Experience with financial budgeting and processing
  • Strong critical-thinking skills, exceptional customer service, and a solid understanding of resident legal responsibilities with the ability to take appropriate action
  • Availability Monday–Friday: Winter hours: 8:00 AM–5:00 PM Summer hours: 9:00 AM–6:00 PM Weekends as needed

  • Apply a high level of understanding of marketing strategies, including website updates, online reputation management, remodel oversight, and unit turn management in a fast-paced environment.

Responsibilities

  • Collaborate with the Regional Supervisor to establish and maintain appropriate rent levels.
  • Review rent schedules and oversee the preparation and submission of rent increases and lease renewals.
  • Maintain optimal occupancy levels while supporting retention strategies.
  • Ensure timely and accurate processing of move-ins, move-outs, and renewals.
  • Adhere to company marketing policies and complete all required reporting.
  • Ensure the property, buildings, and grounds are consistently well maintained.
  • Report property incidents, accidents, and injuries in accordance with company policies and procedures.
  • Address resident concerns and resolve conflicts promptly and in line with site guidelines.
  • Support maintenance operations by partnering with the maintenance team to deliver a high-quality product through preventive maintenance, efficient repairs, and an organized make-ready process.
  • Partner with the Regional Supervisor to prepare and manage the operating budget, as well as plan community capital improvements, repairs, contract development, and negotiations.
