Dominium is seeking a Community Manager to join our team at Arcade, a 282-unit apartment community in St. Louis, MO. This role is responsible for managing the property to maximize occupancy, collections, physical appearance, resident retention, and compliance. The Community Manager will establish and maintain a pleasant atmosphere and positive relations with residents, ensuring day-to-day operations run smoothly. This position may involve fulfilling duties of open on-site positions, including caretaking, housekeeping, grounds keeping, and light maintenance to ensure the community's curb appeal and cleanliness. The Community Manager acts as a liaison between corporate staff and on-site personnel, conducts staff meetings, oversees performance reviews, and manages hiring and termination processes in accordance with company policy and legal requirements. They will also work on resident communication and retention programs, resolve resident issues, manage purchasing procedures, oversee accounting directives, and work within the established budget. Rent collection, eviction procedures, move-in/move-out processes, and applicant screening are key responsibilities. The role also involves reporting accidents, addressing audit findings, maintaining property records, conducting safety meetings, responding to internet leads, reviewing traffic reports, signing lease agreements, partnering with marketing, and ensuring maintenance requests are handled promptly. Continuous property inspection for improvements, regular property walks, and follow-up on work orders are expected. The Community Manager must enforce company policies and stay current on relevant laws and regulations. This role includes supervisory responsibilities for all site personnel, including training, scheduling, and assigning tasks.
