About The Position

IEC Property Services Corporation (IECPSC) is seeking an energetic and skilled Community Manager to lead a 60-unit apartment community in Union City, California. As a Community Manager, you will be responsible for planning and directing the day-to-day activities of the property, including overseeing maintenance staff and vendors, to ensure that the property's goals and objectives are met. The ideal candidate is a self-starter, a team player, sales goal-oriented, and aligns with the company culture.

Requirements

  • A minimum of two years of multi-family property management experience.
  • Working knowledge of property management and relevant California and local laws.
  • Strong Microsoft Office and property management software skills.
  • Excellent problem-solving, multi-tasking, and organizational skills.
  • Ability to empathize with residents and staff while enforcing community rules.
  • Must work well with others.
  • Strong communication ability, both verbally and in writing.
  • Ability to write reports, business correspondence, and procedures.
  • Ability to effectively present information and respond to questions from residents, vendors, government officials, and the public.
  • A high school diploma or equivalent.
  • Valid driver's license.

Nice To Haves

  • Yardi Voyager and RealPage experience preferred.
  • College degree a plus.

Responsibilities

  • Market and lease available apartments in compliance with fair housing laws.
  • Pre-lease units and maintain a waitlist of prospective residents.
  • Provide excellent customer service and build rapport with residents.
  • Collect and deposit rent, late fees, and deposits using Yardi software.
  • Market available units daily on Craigslist and other approved marketing sites.
  • Screen and qualify prospective residents.
  • Prepare vacant units for rental, including renovation oversight.
  • Enter traffic, applications, leases, notices, work orders, etc., into Yardi Voyager daily.
  • Provide status updates and strategic suggestions to the Regional Manager for smooth property operations.
  • Maintain organized and comprehensive unit files.
  • Bid and negotiate service contracts, procure building supplies, and manage maintenance staff and vendor relationships.
  • Perform necessary maintenance and ordinary repairs.
  • Oversee general cleaning of the building and grounds.
  • Manage property expenditures in accordance with the budget.
  • Respond to resident requests or complaints promptly and courteously.
  • Act as the employer's representative to enforce rules and report unusual resident issues to the supervisor.
  • Perform other duties as assigned.
