About The Position

Brookside is seeking an experienced, results-driven Property Manager to lead operations at The Harrison, a multifamily apartment community in Louisville, Kentucky. If you're a strong leader with experience in apartment management, team development, leasing performance, resident retention, and financial management, we want to hear from you. As Property Manager, you'll oversee all aspects of community operations while leading a team focused on delivering exceptional resident experiences and achieving property performance goals.

Requirements

  • 2+ years of multifamily Property Manager experience
  • Apartment industry experience required
  • Proven success leading onsite teams and driving property performance
  • Strong understanding of apartment leasing, occupancy management, budgeting, and financial reporting
  • Knowledge of Fair Housing laws and multifamily operations
  • Excellent communication, leadership, and problem-solving skills
  • Strong organizational skills and attention to detail
  • Proficiency with property management software and Microsoft Office

Responsibilities

  • Manage daily operations of a multifamily apartment community
  • Lead, coach, develop, and motivate leasing and maintenance team members
  • Drive occupancy, leasing traffic, resident retention, and renewal performance
  • Monitor delinquency and implement collection strategies as needed
  • Prepare, manage, and monitor property budgets and operating expenses
  • Analyze financial reports and identify opportunities to improve NOI and asset performance
  • Ensure compliance with Fair Housing regulations and company policies
  • Maintain excellent resident relations and customer service standards
  • Track key performance indicators (KPIs) and implement action plans to achieve goals
  • Partner with regional leadership to execute business strategies and maximize community success
