About The Position

The Community Manager is responsible for property operations, including performing and/or overseeing property accounting, leasing, marketing, and maintenance functions. The manager may perform all essential functions depending on property size and staffing levels. This role reports to a Senior Regional/Regional Property Manager.

Requirements

  • High school education or equivalent preferred.
  • Accounting experience required.
  • Valid driver’s license with current vehicle insurance.
  • Basic working knowledge of multifamily property management including Fair Housing laws and regulations, building and grounds maintenance, resident relations, leasing, rent collections, eviction procedures, accounting principles and the use of accounting software, and property safety, preferred.
  • Assertive collection skills.
  • Superior customer service and employee management skills.
  • Ability to communicate effectively with all levels of management and personnel.
  • Detail-oriented and able to focus with occasional interruption.
  • Ability to frequently sit, stand, walk, extend arms and hands forward and overhead, finger, and grasp.
  • Ability to occasionally bend, crouch, or stoop.
  • Ability to lift and carry up to 25 pounds.
  • Must have close and distance vision and the ability to adjust focus.
  • Must be able to concentrate on intricate detail with some interruption.
  • Must be able to understand and relate the concepts behind specific ideas.

Responsibilities

  • Manages the property and staff within company policies and procedures, ensuring compliance with State and federal laws and regulations.
  • Meets and greets prospective residents, shows units, explains occupancy terms, and maintains HUD/RD waiting lists.
  • Conducts resident screening, approves applications, collects deposits, and completes lease forms, ensuring complete lease files and correct accounting entries.
  • Collects rents when due, issues receipts, posts rentals in the accounting system, and makes daily bank deposits.
  • Assists in vendor selection and approves property purchases within company policy, coordinating approval for purchases exceeding $100.00.
  • Verifies product receipt and services rendered against invoices.
  • Completes required weekly and monthly property reports and is responsible for the petty cash fund.
  • Assists with the development of the annual property operating budget and manages the property within the budget.
  • Performs evictions as required and participates in legal proceedings.
  • Resolves resident complaints, answers resident questions, and oversees resident activities.
  • Assists with interviews and training new employees, schedules and monitors daily staff performance, conducts safety meetings, performance evaluations, and counseling.
  • Completes all necessary employee-related paperwork.
  • Monitors the progress of contracted work and ensures maintenance service requests are completed satisfactorily and in a timely manner.
  • Inspects vacant units for rental readiness, performs move-out inspections, and monitors common areas for potential problems and safety hazards.
  • Coordinates with the Regional Manager to secure approval for needed improvements.
  • Monitors the market, implements rent increases and special programs, and manages an effective lease renewal program.
  • Monitors property curb appeal, office and model appearance, and signage.
  • Implements and assesses the effectiveness of property marketing strategies.
  • Conducts errands off the property, including purchasing supplies and post office mailings.
  • Performs other duties as necessary to meet the needs of residents and the property.
