About The Position

Havenpark Communities is seeking a Community Manager to lead and inspire a team, cultivate resident satisfaction, drive revenue through sales and leasing, and manage the financial performance of a community. The role involves ensuring compliance with laws and standards, maintaining the community's curb appeal, and fostering a positive and inclusive culture aligned with Havenpark's core values: Respect, Grit, Collaboration, Stewardship, and Boldness. This position requires a business-minded individual who can think like an owner, motivate a team, solve complex problems, and make data-driven financial decisions.

Requirements

  • A minimum of 3+ years of experience in multi-family property management is required.
  • Strong organizational skills with exceptional attention to detail.
  • Excellent critical thinking, problem-solving, and decision-making abilities.
  • Outstanding written and verbal communication skills.
  • Ability to sit for long periods using office equipment, as well as walk the community and lift supplies as needed.
  • Annual or semi-annual travel may be required for this role.
  • Must be able to pass a criminal background check and have a valid driver's license with a good driving record.

  • Manufactured home community experience is a major plus.

Responsibilities

  • Inspire and lead a team to meet or exceed goals for NOI, occupancy, collections, and home sales.
  • Execute Havenpark’s standard operating procedures and demonstrate core values in all interactions.
  • Ensure the community operates in full compliance with federal, state laws, and Fair Housing Standards.
  • Cultivate resident satisfaction by addressing issues with urgency and care, fostering a loyal resident base.
  • Manage resident ledgers, ensure work orders are completed within 48 hours, and execute successful resident touchpoints.
  • Lead community marketing efforts to attract new residents and maintain a healthy sales pipeline.
  • Hold the sales team accountable for pipeline conversion and maintaining occupancy goals for rentals.
  • Oversee the successful sale of on-site homes.
  • Track and maintain a positive Net Operating Income (NOI) through budget oversight and expense management.
  • Scrutinize vendor and supplier spending to ensure maximum financial performance.
  • Oversee all rent billing, collection, and legal action in compliance with State and Fair Housing Standards.
  • Ensure the community is a safe and beautiful place to live by maintaining homesites, common areas, and amenities.
