About The Position

CVG Properties is seeking an experienced, customer service-oriented Community Manager to lead the day-to-day operations of two newer communities totaling 196 units in Dallas, Texas. The communities are Magnolia at West Lemmon (153 Units) and Magnolia on Matilda (43 units). The Community Manager will operate out of the West Lemmon community but will travel between both properties as needed to ensure successful management. This role is ideal for someone who wants to join a property management team focused on providing residents a great living experience and values a company that recognizes employees as its most valuable asset.

Requirements

  • 2+ years as a Community Manager, with multi-site or multi-property experience preferred.
  • Comfort managing multiple sites and the travel between them; reliable transportation required.
  • A positive, service-first attitude and a genuine drive to be the best at what you do.
  • High school diploma or GED required.
  • Fair Housing certification before interacting with prospects or residents.
  • Comfort working with technology.
  • Experience with Microsoft Office (Word, Excel, Outlook, Teams).
  • A valid driver's license, clean driving record, and current auto insurance.
  • Availability to work occasional evenings and weekends when the communities need you.

Nice To Haves

  • Associate or bachelor's degree preferred.
  • CAM, CPM designation preferred.
  • Experience with Yardi, EliseAI for prospect and resident communication, and DOMO for reporting and analytics is a plus.

Responsibilities

  • Lead the office/leasing team and Maintenance Team activities on both properties in coordination with the Regional Manager.
  • Coordinate, schedule, and participate in all operational activities to provide best-in-class customer service.
  • Drive the financial performance of the communities and the growth of the team.
  • Ensure efficient operations through proper revenue and expense control, vendor relations, maintenance, lease administration, team building, and monthly reporting.

  • Lead, develop, and support team members.
  • Drive occupancy, leasing, and renewals by creating a positive environment that promotes a strong resident experience.
  • Manage each property to its approved operating budget, including rents, collections, delinquency, and CVG's key performance indicators.
  • Evaluate the property daily with the Maintenance Service Manager to ensure curb appeal, amenities, apartments, and turns align with CVG Standards.
  • Oversee turns, capital projects, and vendor relationships to maintain communities in top condition and on schedule.
  • Conduct all pre-move-out and move-out inspections and deposit accounting in accordance with company and TX policies and laws.
  • Conduct market surveys and shop the competition to stay aware of neighboring market conditions.
  • Travel between the communities as needed to lead the teams and keep operations on track.
  • Handle lease administration and submit accurate weekly and monthly reports on time.
  • Ensure operations are compliant with Fair Housing and company standards.
