About The Position

The Community Manager will oversee the day-to-day operations of a 72-unit property located in Riverside, CA. This role involves maintaining the property and executing all related management functions, including coordinating leasing and marketing efforts, approving move-ins and lease renewals, managing resident and employee relations, and fostering team building. An apartment is included as part of the compensation package.

Requirements

  • Knowledge of organizational and community policies and procedures
  • Ability to apply policies and procedures to solve everyday issues
  • Ability to create, compose and edit written materials
  • Demonstrated knowledge of demographics surrounding the assigned community
  • Must be self-motivated and a positive team member with effective communication and client relations skills
  • Demonstrated basic mathematical skills necessary to compute rents, fees, and other fiscal reporting tasks
  • Ability to exercise initiative and problem-solving skills
  • Ability to establish priorities and coordinate work activities
  • Possess professional, friendly telephone and greeting skills
  • Demonstrated experience in providing customer service
  • Knowledge of computer systems including Microsoft Office programs, Internet and email at a highly proficient level
  • High school diploma required
  • 5+ years of general work experience
  • 2+ years of experience in residential leasing/sales

Responsibilities

  • Follow, implement, and enforce all ethical, organizational, and legal business standards
  • Serve as the after-hours point of contact for on-call Staff, Answering Service, and Courtesy Patrol
  • Prepare weekly, monthly, and quarterly reports
  • Handle conflict resolution for staff and residents
  • Spearhead and supervise timely responses to resident needs, concerns, and complaints
  • Coordinate efforts with the Leasing Manager regarding resident events
  • Focus on Resident Retention
  • Act as the point of contact for legal matters and evictions
  • Physically represent the property at legal proceedings
  • Supervise and coordinate efforts with the Assistant Manager regarding the pursuit of delinquency
  • Supervise and coordinate the pursuit of collections of past accounts
  • Review and assess market survey data
  • Approve forecasting rates, specials, and concessions to achieve the property's occupancy and income goals
  • Manage Hot Sheets
  • Coordinate efforts with the Leasing Manager regarding Offer to Renew and Lease Renewal letters
  • Manage resident letters, payroll, and petty cash
  • Identify areas of improvement
  • Establish and maintain Standard Operating Procedures (SOP) for the front office and maintenance
  • Review, approve, and override applications if required
  • Be proficient in the voucher application process
  • Conduct budget evaluation and control
  • Manage Accounts Payable
  • Supervise the maintenance department
  • Coordinate efforts with the maintenance manager
  • Supervise the marketing and leasing department
  • Ensure all third-party advertisement sources are updated
  • Inspect grounds, buildings, and amenities
  • Attend quarterly meetings with ownership
  • Provide updates on property performance
  • Approve and implement specials
  • Oversee Inspections (balcony, move outs, annual safety)
  • Oversee Employee & Resident events, Advertising and Decorating
  • Prepare and send files to legal
  • Perform all other tasks assigned by the Regional Manager
