About The Position

CAPREIT is a national property management company responsible for managing multifamily housing communities across the United States. They are seeking an organized, detail-oriented, and customer-oriented individual to become the Community Manager for their Mountain Brook Townhomes apartment community located in Nashville, Tennessee, which consists of 248 units. Requirements

  • 3 -5 years of experience in the multi-family housing industry.
  • A valid driver’s license to operate company vehicle/golf cart.
  • Experience with specialized property management software (RealPage, OneSite, and/or Yardi), or the ability to learn such software.
  • A working knowledge of current technologies and Microsoft Office.
  • Ability to understand financial reports to include Profit and Loss Statements and General Ledgers.

Responsibilities

  • Manage the daily operations of the community, maintaining all files and ensuring compliance with local, state, and federal agencies.
  • Complete move-ins and move-outs, including corresponding inspections.
  • Provide a high level of customer service to current and prospective residents, promoting positive resident relations and handling all resident complaints.
  • Undertake the fiscal responsibilities of the community by preparing an annual budget.
  • Push effective rents to achieve growth in Gross Potential Rent (GPR) while maintaining a high level of occupancy.
  • Complete variance and weekly reports.
  • Refund security deposits.
  • Process invoices and daily deposits.
  • Control delinquency, Accounts Payable (AP), and Accounts Receivable (AR).
  • Promote teamwork by hiring, training, and motivating community personnel to achieve common goals.
