About The Position

Dominium is a leading affordable housing development and management company dedicated to addressing the affordable housing crisis. We are seeking a motivated Community Manager to join our team at Knolls at West Oaks, a 168-unit apartment community in Houston, TX. This role is responsible for managing the property to maximize occupancy, collections, physical appearance, resident retention, and compliance. The Community Manager will establish and maintain positive resident relations, ensure day-to-day operations run smoothly, and uphold professionalism within the community.

Requirements

  • Three years of multifamily property management experience required
  • Proficient in MS Office Suite (Word, Excel, Outlook)
  • Strong verbal and written communication skills (English)
  • Ability to speak in front of groups of people
  • Must be reliable
  • Exceptional time management and organizational skills
  • Must be able to think independently
  • Must be able to work with minimal supervision
  • Must be able to coach, mentor and manage others

Nice To Haves

  • 2-year degree (4-year degree preferred) in a related field or equivalent combinations of education and experience
  • Accredited Residential Manager (ARM), Certified Occupancy Specialist (COS), Resident Apartment Manager (RAM), or similar designation preferred
  • Tax credit experience preferred
  • Accounting and administrative background preferred
  • Yardi experience preferred
  • The ability to speak a second language is a plus

Responsibilities

  • Manages daily operations and may fulfill duties of open positions including caretaking, housekeeping, grounds keeping, and light maintenance to ensure the community's physical appearance and cleanliness.
  • Acts as a liaison between corporate staff and on-site management/maintenance.
  • Meets with staff to discuss business, including occupancy goals, renewals, and projections.
  • Prepares and conducts employee orientation and training, and partners with Human Resources for performance reviews, hiring, and terminations.
  • Maintains employee records for attendance, PTO, and performance management.
  • Works with residents to establish good communication and retention programs, and resolves resident issues fairly and promptly.
  • Follows company purchasing procedures and accounting directives, working within budget and reporting any potential variations.
  • Collects rent and other monies due, implementing thorough collection procedures and initiating eviction processes as needed.
  • Handles move-in and move-out details, including unit inspections and chargebacks.
  • Processes applicant files for screening according to designated housing programs.
  • Reports accidents and emergency situations immediately, and addresses audit findings.
  • Maintains community records, files, and reports in the property management database and conducts monthly safety meetings.
  • Responds to internet leads, reviews traffic reports, closing ratios, renewal opportunities, and guest card follow-ups.
  • Reviews and signs lease agreements and partners with corporate Marketing.
  • Ensures maintenance requests are handled promptly and efficiently, continuously inspects the property for improvements, and maintains a presentable condition.
  • Ensures office procedures are followed and completed in a timely manner, including accurate data entry.
  • Supervises outside contractors and vendors to ensure quality workmanship.
  • Enforces company policies, procedures, and manuals, including those related to compliance.
  • Stays current on federal, state, and local laws and regulations related to property management and resident needs.
  • Performs other duties as assigned by the Area/Regional Manager.
