Dominium is seeking a Community Manager to join their team at Knolls at West Oaks, a 168-unit apartment community in Houston, TX. The Community Manager will be responsible for managing the property to maximize occupancy, collections, physical appearance, resident retention, and compliance. This role involves establishing and maintaining a pleasant atmosphere and positive relations with residents, maintaining visibility and professionalism, and overseeing the day-to-day operations of the property. The Community Manager may also be expected to fulfill duties of open positions, including caretaking, housekeeping, grounds keeping, and light maintenance, to ensure the community's physical appeal and cleanliness. This position acts as a liaison between corporate staff and on-site management/maintenance, conducts staff meetings, prepares performance reviews, and manages employee records. The role involves working with residents to establish good communication and retention programs, resolving resident issues, and overseeing accounting directives and budgets. The Community Manager is responsible for rent collection, eviction procedures, managing move-ins/move-outs, processing applicant files, reporting accidents, and correcting audit findings. They will also conduct safety meetings, respond to internet leads, review traffic reports, sign lease agreements, partner with corporate marketing, and ensure maintenance requests are handled promptly. Continuous inspection of the property for improvements, ensuring a presentable condition, and reviewing work order satisfaction are key. The Community Manager must enforce company policies, stay current on laws and regulations, and perform other duties as assigned by the Area/Regional Manager. This role includes supervisory responsibilities for all site personnel, training, and scheduling.
