About The Position

Evergreen Residential is seeking a Community Maintenance Technician for their Myrtle Beach, South Carolina location. This role is crucial for supporting a rapidly scaling portfolio in the single-family residential ('SFR') and build-to-rent (“BTR”) sectors. The technician will be responsible for post-renovation repairs, smart home troubleshooting, occupied maintenance, eviction checks, and move-in/move-out inspections within the relevant market. Requirements

Min 2 years of work experience in a related position with residential maintenance experience
Proficiency with Microsoft Office, including Outlook, Excel, and Word; as well as with prospect and resident management systems is required
Motivated self-starter
Demonstrated ability to perform effectively in a fast-paced and demanding environment
Flexible and able to operate effectively in a changing environment, and/or with ambiguity
Excellent written and verbal communication skills
It is expected that all duties are performed in a safe manner

Responsibilities

Install marketing yard signs and remove signs at occupancy
Complete minor post renovation repairs as needed
Install and trouble-shoot smart home technology issues
Perform pre-move in inspections 72 hours before move-in
Conduct HOA Violation checks
In person evictions/lockouts
Perform recurring occupancy checks
Coordinate and perform move out walks with residents
Schedule and complete occupied maintenance work orders
Review progress against KPI’s weekly with the Head of Construction
Communicate with residents in a timely and professional manner for any outstanding violations.
Support make-ready and turn work, including punch lists and minor repairs.
Upkeep of the community such as picking up trash, dog stations and power washing.
