About The Position

Kairoi Residential is seeking a Community Director to lead high-performing multifamily communities. This role involves creating exceptional living experiences and delivering long-term value. As the leader of the community, you will exemplify Servant Leadership by guiding your team in resident relations, maintenance operations, reporting, accounting, and leasing. You will also practice the '5% distinction' to create a welcoming environment for residents.

Requirements

  • A positive attitude, willingness to serve, a history of excellent customer service experience, and a desire to lead a team with integrity.
  • Proven ability to mentor, develop, and promote associates.
  • A minimum of 5 years in the multifamily industry or hospitality field.
  • At least 2 years of experience managing and leading a team of multi-family professionals.
  • An associate’s degree, bachelor’s degree, two-three years of related training, or a combination of education and experience.
  • Possession of a valid driver’s license with no major infractions in the last 12 months.
  • Successful completion of a background check and drug screening.

Nice To Haves

  • CAM, or IREM certifications are highly desirable.

Responsibilities

  • Recruit, hire, and develop your team, ensuring a positive onboarding experience and effective communication of community goals.
  • Coach your team to success, conduct annual performance reviews, hold individual associate check-ins, and support additional training.
  • Lead your team by example, problem-solve, and make final decisions on major concerns affecting community operations.
  • Ensure your team follows all emergency procedures, local, state, and federal regulations.
  • Ensure your team actively practices the 5% Distinction with excellent customer service.
  • Approve and sign all final lease decisions and agreements.
  • Promptly address and resolve resident concerns, complaints, or moments needing attention.
  • Support the Assistant Community Director with resident retention efforts and maintain open communication with residents.
  • Manage budget preparation, financial reporting, and the flow of community income to maximize NOI.
  • Ensure the community is in excellent condition through regular inspections of apartments, office cleanliness, and amenity upkeep.
  • Support the Service Manager in managing inventory, approving vendor contracts, and ensuring safety practices.
  • Attract new residents through outreach marketing, online marketing efforts, and resident event business sponsorships.
  • Keep regional leaders, senior management, and owners informed of community happenings.
