About The Position

We are seeking a motivated Community Director to lead the day-to-day operations of a multifamily apartment community. This position is ideal for someone who can successfully balance team leadership, financial performance, leasing, resident relations, compliance, and overall property operations. As the Community Director, you'll take ownership of the community's performance while leading and developing the on-site team. You'll partner with regional leadership and other HSL stakeholders to achieve property goals, maintain operational standards, support resident satisfaction, and ensure the community is positioned for continued success.

Requirements

  • High school diploma or GED
  • Strong leadership, communication, customer service, and interpersonal skills
  • Ability to effectively lead and develop an on-site property management team
  • Ability to work successfully in a sales, marketing, leasing, and customer service environment
  • Basic bookkeeping and financial administration skills
  • Strong organizational, administrative, conflict-resolution, and problem-solving abilities
  • Ability to prepare and maintain timely and accurate reports and correspondence
  • Working knowledge of Fair Housing, eviction law, and other legal requirements affecting property management
  • Proficiency with Microsoft Office 365 and general computer applications
  • Ability to effectively communicate with residents, prospects, employees, vendors, contractors, and leadership
  • Reliable transportation
  • Valid driver's license and current automobile insurance

Nice To Haves

  • 1+ year of experience and/or training in sales, apartment leasing, property management, real estate, or a related field
  • Experience with property management software such as Yardi, RentCafe, and YieldStar
  • ARM, CPM, or CAM designation is a plus
  • Bilingual English/Spanish skills are preferred but not required

Responsibilities

  • Lead and manage the Assistant Community Director and Leasing team, while directing, coordinating, and evaluating the Maintenance team
  • Hire, onboard, train, motivate, supervise, and develop on-site employees
  • Conduct annual performance reviews and provide ongoing coaching and training
  • Review and approve employee timesheets and maintain accurate payroll records
  • Lead the development of the property's annual budget and manage operations within established budget guidelines
  • Ensure rents are collected and posted timely and bank deposits are completed accurately and promptly
  • Oversee resident delinquency, notices, and eviction processes as necessary
  • Manage all aspects of lease administration, including move-ins, financial transactions, resident concerns, safety procedures, and eviction processes
  • Ensure lease files are complete, accurate, approved, and properly executed
  • Approve and submit invoices for payment and maintain accurate property financial records and reports
  • Maintain accurate daily, weekly, and monthly reporting, including rents and deposits
  • Conduct move-in and move-out inspections and review notices to vacate to identify reasons for resident turnover
  • Establish and maintain effective resident communication regarding service requests, complaints, questions, and community matters
  • Partner with vendors and contractors regarding scheduling, billing, certificates of insurance, and property needs
  • Ensure the leasing office, common areas, and model apartments consistently meet company standards
  • Monitor local competitors, market conditions, advertising performance, and multifamily industry trends
  • Support leasing activities and property marketing efforts as needed
  • Attend scheduled management meetings and communicate effectively with regional and corporate leadership
  • Immediately report community-related incidents, liability concerns, and workers' compensation claims and ensure required documentation is completed
  • Promote a positive, professional, and results-driven environment for residents and team members
