The Community Director (CD) is responsible for the full operation of a market-rate multifamily community, including financial performance, leasing and revenue management, resident relations, and staff supervision. The CD serves as the on-site leader and is accountable for delivering a well-maintained, financially sound, and resident-focused property.

Requirements

  • 1+ years of prior Community Director experience required
  • Strong understanding of leasing, pricing, and revenue management fundamentals
  • Experience with RealPage/OneSite, Yardi, Fortress, or similar property management software
  • Fair Housing certification required within 7 days of employment

Nice To Haves

  • CAPS or similar certification preferred

Responsibilities

  • Manage the property's operating budget and drive performance against budgeted NOI, NRI, bad debt, and management fee targets, including monthly variance reporting
  • Maintain physical occupancy at or above budgeted levels through proactive leasing and retention strategy, while monitoring economic occupancy to ensure rent potential is being fully realized
  • Approve invoices up to $500 and vendor contracts within delegated authority as defined in the property's PMA
  • Oversee rent collection, delinquency management, and the eviction process when necessary
  • Prepare and submit weekly reports to leadership, equity partners, and asset management every Monday, along with monthly financial reports to the Regional Manager
  • Develop and execute the property's action plan to address performance gaps, tracking progress against budgeted targets
  • Join ownership and equity calls bi-weekly to report on property performance
  • Assist with Daily Operations reports, due daily to equity partners, owners, asset management, and leadership
  • Drive leasing activity to meet and maintain budgeted occupancy and revenue targets
  • Review market comps and property exposure to develop and own pricing recommendations for the community, in the absence of a dedicated revenue management function
  • Implement pricing and concession strategy in partnership with the Regional Manager
  • Oversee the leasing team's performance, including tours, applications, and move-ins
  • Manage renewal strategy to maximize resident retention and minimize turnover costs
  • Conduct prospect tours, maintain the tour path, follow up with prospects and applicants, send welcome emails, and assist with move-in orientations for new residents
  • Confirm move-in funds are received, the lease is signed, and utilities are set up prior to resident move-in
  • Own marketing outreach and strategy for the community, partnering with the marketing team on advertising, digital presence, and lead-generation
  • Monitor online reviews and resident feedback, partnering with the reputation management team to respond to negative reviews and protect community reputation
  • Lead resident events and engagement programming to support retention
  • Hire, train, schedule, supervise, and manage the performance of the on-site team, including leasing and maintenance staff, and provide meaningful recommendations regarding discipline, promotion, and termination
  • Regularly direct the work of two or more full-time employees (or the equivalent).
  • Conduct performance evaluations and coach staff on service and sales standards
  • Respond to and resolve resident concerns, complaints, and lease violations in a timely, professional manner
  • Ensure the property maintains curb appeal, cleanliness, and a strong resident experience
