About The Position

The City of Greensboro’s Neighborhood Development Department is seeking a strategic, analytical, and mission-driven Community Development Analyst to help advance the City's housing and neighborhood development goals—including the GSO Road to 10,000 Homes initiative. This is an opportunity to apply your expertise in community development, affordable housing, real estate development, financial analysis, and project management to initiatives that can directly influence housing availability and long-term neighborhood stability. In this role, you will help transform housing and community development strategies into tangible projects and investments by working with developers, City departments, community partners, and other stakeholders. As a Community Development Analyst, you will play an important role in supporting Greensboro's housing production and neighborhood development strategies. You will help evaluate and advance residential development opportunities, administer housing programs and funding activities, and support the responsible use of City resources.

Requirements

  • Associate's Degree with 4–6 years of related professional experience in community development, affordable housing, real estate development, housing finance, or project management.
  • Experience with financial analysis, budgets, development proposals, or project management.
  • Valid driver's license.

Nice To Haves

  • Bachelor's Degree or higher in Real Estate Development and Finance, Public Administration, Planning, Business, Economics, or a closely related field.
  • Experience with affordable housing programs, public financing, grants, loans, or tax credit programs.

Responsibilities

  • Supporting housing production and residential development initiatives.
  • Coordinating City-owned land disposition processes and related development activities.
  • Reviewing and underwriting housing development proposals, financial statements, and project pro formas.
  • Conducting financial, cost, cash flow, and market analyses.
  • Assisting with the administration of grants, loans, competitive funding processes, and housing programs.
  • Applying knowledge of affordable housing finance, tax credit programs, and real estate development principles.
  • Coordinating with developers, City departments, community partners, and other stakeholders.
  • Monitoring projects for compliance with City policies and applicable federal, state, and local regulations.
  • Developing program guidelines, reports, and performance information.
  • Managing multiple projects and priorities while supporting the efficient and responsible development of residential projects.
  • Providing analytical and technical support to advance the City's affordable housing and community development objectives.
