About The Position

The Community Assistant (CA) role is designed for an ideal student who is positive, enthusiastic, and self-starting, aiming to provide residents with the best apartment community living experience. The CA must represent the student housing property positively both on and off the job. While marketing and/or business classes may be helpful, they are not required.

Requirements

  • Must be able to represent the student housing property in a positive light both when on and off the job.
  • Thoroughly familiar with the leasing process from application to lease signing, collection of guarantor forms, if applicable, and all other pertinent information to ensure that the lease is executed correctly.
  • Understand and comply with Fair Housing Laws and all company rules and regulations.
  • Enter service requests into the software and pass all service requests to maintenance personnel.
  • Close work orders daily first thing each morning.
  • Alert management or maintenance personnel of any known issues.
  • Conducts follow-up with residents when necessary to ensure overall customer satisfaction.
  • Maintains open and consistent communication with the Property Manager, Leasing Consultants and the Maintenance Supervisor.
  • Assist with move-in/move-out process (inspections, distributing key packets and literature, collecting rental payments and /or missing paperwork, etc.) as directly by management.
  • Available during non-business hours to respond to lockouts and other minor service issues.
  • Compensation provided.
  • While performing the duties of this job, the employee will need to travel from floor to floor and will need to travel outside between buildings in varying outdoor weather conditions.
  • The employee will also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly use hands to operate office machinery and regularly be required to communicate effectively with others.
  • Occasional lifting may be required.

Responsibilities

  • Greet prospective residents and provide information on floorplans, availability, amenities, and other pertinent information.
  • Obtain prospective leads' pertinent information and follow up according to company standards.
  • Understand and comply with Fair Housing Laws and all company rules and regulations.
  • Offer input and suggestions regarding promotions, advertisements, and other marketing strategies.
  • Monitor and post on blogs, forums, and social networks.
  • Assist in creating signage, circulars, mock-ups, e-mail campaigns, and online promotions.
  • Assist in the distribution or delivery of marketing materials.
  • Assist in the fulfillment of marketing offers.
  • Assist with the execution of housing fairs and other similar marketing opportunities.
  • Maintain accurate and in-depth knowledge of all aspects of the community, including rent and pricing information, vacancies, availability, lease expirations, and square footage.
  • Complete market surveys, monitor area trends, and stay current on prospective renter needs.
  • Seek and analyze competitor marketing and sales materials both on and offline.
  • Assist residents with service requests and enter them into the software.
  • Collect security deposits (if applicable), rent, and all other fees.
  • Plan and implement social activities/gatherings in common areas.
  • Monitor curb appeal and community appearance, assisting with upkeep as needed.
  • Conduct follow-up with residents to ensure overall customer satisfaction.
  • Maintain open and consistent communication with management and maintenance personnel.
  • Assist with the move-in/move-out process, including inspections, distributing key packets and literature, and collecting payments or missing paperwork.
  • Respond to lockouts and other minor service issues during non-business hours.
  • Assist with enforcement of clubhouse and pool rules.
  • Assist with keeping the clubhouse, pool area, and community neat and orderly.
  • Report incidents to management immediately.
