About The Position

The Community Area Manager is a results-driven leader responsible for achieving exceptional financial performance goals and maintaining the physical condition and marketability of 3 to 5 communities. This role involves developing and leading strong property management, compliance, leasing, maintenance, and resident services teams to meet short and long-term objectives and performance benchmarks. The Community Area Manager acts as a Fiduciary of Columbia Residential, maintaining a high degree of trust, loyalty, and truthfulness. Direct reports include Community Managers, Assistant Community Managers, and Senior Community Managers.

Requirements

  • HS Diploma or GED.
  • Minimum five years of multisite property management experience, including staff management and development.
  • Mixed-income mixed-financed residential property management experience required.
  • Solid property management operational experience: proven expertise in Project Based Section 8, Low-Income Housing Tax Credit Programs, and HOME programs.
  • Ability to manage projects from conceptualization to implementation.
  • Strong interpersonal skills, including conflict management and employee motivation.
  • Excellent analytical and problem-solving skills.
  • Knowledge of Microsoft Word, Excel, and OneSite.
  • Excellent verbal and written communication skills.
  • Entrepreneurial, flexible, creative, and detail-oriented.
  • Ability to handle emergencies and pressure due to complexity and time sensitivity.
  • Extensive travel required.
  • On-call 24/7 for emergencies.

  • CPM or equivalent certification preferred.

Responsibilities

  • Meeting or exceeding established performance benchmarks.
  • Achieving financial performance objectives and managing portfolio financial operations according to company and regulatory guidelines.
  • Developing and leading property management teams to accomplish objectives and meet performance benchmarks.
  • Ensuring complete and accurate resident information is recorded and all documents meet legal requirements and company policies.
  • Collaborating to set operational goals for each property and establishing company standards for operations, leasing, collections, customer service, and workplace safety.
  • Fostering a professional image and setting a positive example for staff.
  • Enforcing and adhering to company policies, rules, and regulations.
  • Representing Columbia Residential to the public and partnering with public officials, businesses, and agencies.
  • Demonstrating sound decision-making, effective problem-solving, and task completion.
  • Communicating standards of performance to property personnel and measuring performance against these standards.
  • Demonstrating exceptional customer service skills.
  • Utilizing training, coaching, and employee evaluations to ensure performance meets or exceeds standards, and addressing performance weaknesses.
  • Demonstrating effective management skills including motivation, evaluation, delegation, and supervision.
  • Recruiting, selecting, hiring, and training new employees when necessary.
  • Preserving and respecting resident and applicant confidentiality.
  • Ensuring program compliance with REAC, LIHTC, HUD, other agencies, and lenders.
  • Implementing procedures for timely rent collection and recovery of lost income.
  • Understanding the budget process, analyzing operating statements, and developing strategies to meet or exceed budget levels.
  • Monitoring property performance using available tools.
  • Maximizing property income through increased rental rates, miscellaneous income, and resident retention programs.
  • Overseeing the preparation of annual operating budgets and performing budget projections.
  • Analyzing actual income and expenses against budget, directing corrective action, and requesting budgetary adjustments.
  • Conducting financial results reviews with property personnel.
  • Forecasting and identifying problems, and taking corrective action.
  • Executing a preventive maintenance program and preserving physical assets.
  • Overseeing the physical condition and security of all communities.
  • Maintaining knowledge of property physical conditions and REAC readiness.
  • Conducting physical site inspections.
  • Making recommendations for exterior and interior apartment improvements.
