About The Position

Block Real Estate Services (BRES), LLC is a full service commercial real estate company specializing in property management, brokerage, and development. Our team is dedicated to delivering exceptional service and solutions to our clients, and we are seeking a dynamic and experienced Commercial Property Manager to join our leadership team. Seeking an experienced Commercial Property Manager with 5+ years of warehouse, industrial, retail or office experience. The ideal candidate will be highly motivated, organized, with exceptional accounting/financial and communication skills. This position will be responsible for overseeing the total operation of a portfolio of properties.

Requirements

  • College degree in real estate, business, or related field PLUS 5+ years commercial property management OR 10+ years’ experience as a proven Commercial Property Manager.
  • Experience with Yardi real estate software required.
  • Knowledge of rent structures, gross and triple net leases.
  • Strong understanding of financial reporting.
  • Experience with lease negotiations, building acquisitions, and commercial real estate contracts.
  • Experience and knowledge of commercial construction and managing multiple construction sites at once.
  • Self-motivated and self-directed.
  • Ability to take direction and function as part of a team.
  • Ability to effectively prioritize and multi-task.
  • Exceptional customer service skills.
  • Ability to work under pressure.
  • Excellent verbal, written and computer skills.

Responsibilities

  • Prepare the annual budget.
  • Prepare annual common area maintenance (CAM) reconciliations.
  • Provide monthly reports including budget comparison, collections, occupancy, and overhead costs.
  • Oversee the total operation of the portfolio.
  • Maintain positive relationships with owners, tenants, brokers and accounting.
  • Respond to tenant requests/problems in a timely and courteous manner.
  • Interpret and enforce lease terms.
  • Calculate utility/service billbacks to tenants.
  • Supervise all aspects of building operations and building maintenance.
  • Coordinate performance of preventive maintenance plans and implement budgeted projects.
  • Perform regular property inspections.
  • Coordinate tenant move-ins / move-outs and oversee tenant construction projects.
  • Bid, negotiate, and manage vendor contracts.
  • Review invoices for accuracy and ensure proper coding.
  • Investigate cost reduction opportunities.
  • Review leases and leasing reports.
