About The Position

Property Management Associates (PMA) is seeking a dynamic Commercial Property Manager to oversee assets in the Greater Los Angeles area. This role assumes overall responsibility for the day-to-day management of office buildings and retail space. The Commercial Property Manager will conduct periodic inspections of the properties and tenant spaces to ensure compliance with leases and the proper upkeep of the properties to ownership’s high standards. This role will also obtain estimates/bids for repairs, generate and track service orders, approvals, and distribution, and coordinate contractor activity. Providing excellent tenant service is key, responding to tenant requests/problems in a timely and courteous manner and generating work orders directed to vendors or maintenance staff, with follow-up to ensure satisfactory resolution. The Commercial Property Manager will oversee property vendors to ensure performance meets Onni standards and contracts are adhered to. This role is responsible for creating annual income and expense budgets, accounts receivables, monthly variance reporting, and quarterly re-forecasting. They will verify all invoice amounts and information with approved Service Orders or Contracts and assist corporate accounting with questions related to the properties and resolution of vendor issues. The Commercial Property Manager will utilize highly effective communication and interpersonal skills for building important relationships with guests, employees, city officials, and other community leaders. They will develop ideas and implement programs to enhance the tenants’ experiences in the building and ensure that property files are properly maintained and kept up to date in accordance with company policy. This role will prepare and maintain appropriate files, records, correspondence, and file notes. Additionally, the Commercial Property Manager will develop and implement new ways to meet business needs, improve processes, work more efficiently, and value engineer projects and other costs associated with the building. Cooperation with other departments, including Leasing, Tenant Improvement, Development, and Construction is expected. Other duties as required.

Requirements

  • BA degree or equivalent experience.
  • 5+ Years of Commercial Property Management Experience.
  • Previous experience as a Commercial Property Manager.
  • Experience with leasing & tenant management.
  • Excellent communication skills, both verbal and written.
  • Innovative marketing skills and abilities.
  • Budget experience –must have the ability to review financials and provide variance explanations.
  • Excellent customer service and Exceptional organizational skills.
  • Intermediate knowledge of Yardi Voyager and MS Office Suite (Excel, Outlook, Word & PowerPoint).
  • Must be self-motivated, creative, and resourceful.

Nice To Haves

  • Previous Yardi Experience preferred.
