As a Commercial Property Maintenance Specialist, you will work with a team that specializes in maintaining the quality of the buildings and grounds at Speedway Properties' commercial properties, which include nearly 6 million square feet of combined residential and commercial space in Lincoln, NE. This position is available at both entry-level (Specialist I) and experienced (Specialist II) levels.

Requirements

Valid driver's license.
At least 6 months of related experience or equivalent relevant work experience (Specialist I).
Basic understanding of maintenance procedures (Specialist I).
Strong work ethic and attention to detail (Specialist I).
Must be able to read and comprehend technical manuals and blueprints (Specialist I).
Strong verbal and written communication skills (Specialist I).
At least 2 years of related experience or equivalent relevant work experience (Specialist II).
Full proficiency in one or more maintenance areas (e.g., HVAC, electrical, carpentry) (Specialist II).
Advanced knowledge of maintenance procedures and safety protocols (Specialist II).
Strong time management skills and ability to prioritize tasks effectively (Specialist II).

Nice To Haves

Associate degree in Technology or Maintenance Engineering.

Responsibilities

Perform a variety of maintenance tasks, including painting, drywall repair, appliance replacement, plumbing, carpentry, and flooring repair.
Conduct minor to advanced HVAC, electrical, and hydraulic diagnostic and repair (Specialist II).
Assist with grounds keeping duties, such as lawn care, snow removal, and general landscaping.
Ensure cleanliness and proper upkeep of properties.
Operate forklifts and heavy equipment (Specialist II).
Complete work orders and document activities in Yardi.
Ensure tenant move-out and cleanup processes are completed and documented appropriately.
Drive Speedway vehicles to various locations as required.
Provide excellent customer service to tenants.
Maintain regular, reliable, and punctual attendance.
Adhere to all company policies, procedures, and safety protocols.
Take ownership of assigned responsibilities and follow through on commitments.
