About The Position

The Leasing Agent is a key member of the landlord‑side leasing team, responsible for driving office and industrial leasing activity across a diverse Colorado portfolio. This role manages the full leasing lifecycle—from initial prospect engagement through proposal creation, negotiation, tenant improvements, move‑in, and ongoing relationship management. Unlike traditional brokerage roles, the Leasing Agent remains deeply involved after lease execution and serves as the primary point of contact for tenants throughout their occupancy.

Requirements

  • Bachelor’s degree in Finance, Business Administration, or a related field.
  • Valid driver’s license and ability to travel regularly to properties, meetings, and events.
  • 2–3 years of experience with the following: managing active commercial leasing deals (office or industrial).
  • 2–3 years of experience with the following: touring properties with prospective tenants and brokers.
  • 2–3 years of experience with the following: working directly with brokers in a commercial real estate environment.
  • 2–3 years of experience with the following: drafting proposals and lease‑related documents.
  • 2–3 years of experience with the following: negotiating commercial lease terms and deal structures.
  • Proficiency with Microsoft Office (Excel, Outlook, PowerPoint, Word).
  • Demonstrated ability to manage 10 active deals and 15 prospects simultaneously.
  • Strong understanding of commercial leasing and brokerage practices.
  • Solid deal structuring, negotiation, and risk‑management skills.
  • Effective presentation and relationship‑building abilities.

Responsibilities

  • Serve as the main leasing contact for the Colorado office and industrial portfolio, responding promptly to inquiries from prospects and brokers.
  • Meet with prospective tenants and brokerage partners to understand space needs, timing, and business objectives.
  • Conduct in‑person property tours, clearly presenting building features, available spaces, and value propositions.
  • Prepare proposals, lease documents, amendments, and renewal packages aligned with ownership goals.
  • Negotiate lease terms and deal structures to achieve mutually beneficial outcomes while protecting ownership interests.
  • Manage 10 active leasing deals and 15 prospect opportunities at any given time, ensuring clear communication and organized follow‑through.
  • Coordinate negotiations from initial discussions through final agreement, ensuring all business terms are fully defined before approval.
  • Present finalized deals for execution, summarizing key terms, risks, and opportunities.
  • Build and maintain strong relationships with the brokerage community through regular meetings and industry involvement.
  • Represent the portfolio at networking events, roundtables, and community/economic development activities.
  • Engage with commercial real estate organizations and platforms (e.g., Bisnow) to enhance market visibility and deal flow.
  • Partner with the construction team post‑execution to coordinate tenant improvements and build‑outs.
  • Support space planning efforts to help tenants configure their premises efficiently.
  • Oversee tenant improvement progress to ensure alignment with lease terms, schedules, and quality standards.
  • Manage the tenant move‑in process, ensuring a smooth, well‑communicated transition.
  • Maintain ongoing tenant relationships throughout the lease term, serving as a consistent and reliable point of contact.
  • Utilize Microsoft Office (Excel, Outlook, PowerPoint, Word) to track deals, prepare presentations, manage documentation, and communicate with stakeholders.
  • Balance multiple simultaneous deals and prospects in a fast‑paced, revenue‑generating environment.
  • Maintain a visible presence in the Colorado commercial real estate market and contribute to the company’s reputation as a responsive, knowledgeable landlord‑side leasing team.
