About The Position

ISS Mechanical is seeking an experienced Commercial HVAC Project Manager to take ownership of projects from turnover through completion. This role is responsible for project planning, financial performance, scheduling, material and subcontractor coordination, change-order management, and client communication. The Project Manager will collaborate with the General Superintendent and Foremen to ensure the field teams have the necessary information, materials, manpower, and support for successful project execution. This is a project management role focused on the overall plan and business performance, distinct from the primary technical leadership in the field.

Requirements

  • Five or more years of commercial HVAC, mechanical construction, or related project management experience
  • Strong understanding of commercial HVAC systems, equipment, and construction processes
  • Demonstrated experience managing project budgets, schedules, labor, materials, and subcontractors
  • Ability to read and interpret construction drawings, specifications, estimates, contracts, and project documentation
  • Experience with job costing, forecasting, change orders, billing, and financial reporting
  • Ability to manage multiple projects and priorities while maintaining attention to detail
  • Strong planning, organization, communication, and problem-solving skills
  • Ability to build effective relationships with clients, field leaders, vendors, and internal teams
  • Proficiency with project management and standard business software
  • Valid driver's license and an acceptable driving record

Responsibilities

  • Take ownership of assigned commercial HVAC retrofit projects from turnover through closeout
  • Develop and maintain project schedules, budgets, forecasts, and execution plans
  • Review project scope, estimates, drawings, specifications, contracts, and job requirements before work begins
  • Coordinate equipment, materials, subcontractors, permits, and other project resources
  • Partner with the General Superintendent to align manpower needs, field schedules, and project priorities
  • Provide Foremen and field teams with clear project information, documentation, and expectations
  • Monitor labor hours, material costs, gross margin, billing, and overall project financial performance
  • Identify scope changes and prepare, document, and manage change orders
  • Maintain proactive communication with clients, vendors, subcontractors, and internal partners
  • Lead project meetings and provide timely updates on schedule, cost, risks, and open issues
  • Anticipate potential project challenges and take action before they affect the client, schedule, or profitability
  • Support equipment startup, punch-list completion, documentation, client turnover, and project closeout
  • Ensure project records and required documentation are accurate, complete, and current
