About The Position

Under general supervision, appraises commercial real property to determine value for ad valorem tax purposes in accordance with Oklahoma statutes, Oklahoma Tax Commission (OTC) rules, International Association of Assessing Officer (IAAO) standards, and Assessor office policies. This job description may be updated at any time to accommodate evolving requirements and responsibilities of the Assessor’s Office. All Assessor Employees are expected to: Work independently, and in a team with tact, support, and cooperation for customers, co-workers, and supervisors. Be capable of effectively using Microsoft suite of office software. Perform other duties as assigned, assist in all functions of the office, and train co-workers. And be aware that work may be occasionally required outside normal business hours, and time off may be discouraged during certain customer-support periods. As this is a public office, and due to conflict of interest concerns, all employees of the Tulsa County Assessor’s Office must place any real estate license in an INACTIVE status while employed here, or as soon as any current transactions are completed.

Requirements

  • Interact with all customers and co-workers in a supportive and professional manner.
  • Proficiency in Microsoft Office products, such as Excel and Outlook.
  • Upon hire, achieve mastery of the three approaches to value in appraising real property (cost, sales comparison, and direct income).
  • Attain knowledge of State law affecting real property appraisal, principles, and practices in real property appraising, departmental policies and procedures, and of appeals process.
  • Attain ability to present and defend values before Board of Equalization.
  • Able to initiate, schedule, coordinate, complete and document work.
  • Must be able to safely operate a motor vehicle in all conditions.
  • Maintain a valid Oklahoma Driver’s License
  • Must provide own transportation and maintain liability insurance, work-related mileage is reimbursed.
  • Upon hire, attain Certificate of Advanced Accreditation as provided in Title 68 O.S. §2816

Nice To Haves

  • Bachelor’s degree (preferred) in mathematics, communications, economics, statistics, accounting, finance, computer science, business administration, or related field,
  • OR, significant and employed experience in real estate related field.

Responsibilities

  • Identify, locate, physically inspect, appraise, and document real property.
  • Maintain awareness of current economic conditions affecting real property value.
  • Enter parcel and property data in appraisal applications, analyze data against standards.
  • Maintain files to defend and support rendered values.
  • Conduct informal and formal hearings on contested values.
  • Assist with cross-training and all functions of the office.
  • Perform other duties as assigned.
