About The Position

Under general supervision from the Commercial Property Team Lead or Commercial Appraisal Supervisor, the Commercial Appraiser Trainee performs technical assessment and real property valuation work on a wide variety of real property classifications throughout the County. The Commercial Appraiser Trainee is a full-time benefited position, generally working Monday - Friday, 8:00 a.m. to 5:00 p.m.

Requirements

  • Associate's or Bachelor's degree from an accredited college or university
  • One to two years of full-time appraisal experience or equivalent office environment experience.
  • Valid Utah Driver's License and minimum vehicle liability insurance.
  • Licensed Appraiser or Certified Residential Appraiser credential.
  • Must obtain Ad Valorem General designation within 18 months.

Responsibilities

  • Conducts comprehensive physical inspections of commercial, industrial, and multi-family properties.
  • Measures structures, sketches building footprints, and documents construction quality and condition.
  • Collects and analyzes market sales, vacancy rates, lease agreements, and operating expenses.
  • Appraises real property using Cost, Sales Comparison, and Income Capitalization approaches.
  • Utilizes CAMA software and GIS mapping for mass appraisal modeling and data quality control.
  • Assists in defending assessed values during tax appeals before the Board of Equalization.
