Holliday Ingram is seeking a dedicated Closing Paralegal to join their Spartanburg office. This role involves preparing all necessary documents for real estate closings in compliance with South Carolina law and government regulations, under the supervision of a Closing Attorney. The Closing Paralegal is responsible for ensuring timely receipt of all required information, managing the funding and disbursement process according to lender and attorney instructions, and maintaining strong communication with all parties involved in the transaction. Requirements

  • One (1) year of relevant experience as a Real Estate Paralegal/Closer or in a related role is required.
  • A high school diploma or equivalent is required.
  • Proficiency in Microsoft Office Suite is essential.

Nice To Haves

  • An associate degree or higher is preferred.
  • Customer service experience is a plus.
  • Experience with Qualia is highly desirable.

Responsibilities

  • Review and manage open files in the database to ensure timely closings.
  • Review all work and documents collected by the Assistant Closing Paralegal (ACP) to ensure completion and accuracy.
  • Receive and follow closing instructions from the lender.
  • Collaborate with the lender to balance the closing disclosure (CD) statement.
  • Prepare the ALTA settlement statement pursuant to the Lender's closing instructions and approved CD.
  • Communicate effectively with all parties connected to the transaction using Qualia Connect, Microsoft Outlook, and Microsoft Teams.
  • Ensure all outstanding invoices are entered onto the ALTA settlement statement and disbursed at closing.
  • Prepare all HI closing documents, including but not limited to the Deed, Seller's affidavits, and Buyer affidavits.
  • Acquire funding authorization from the Lender to fully fund and disburse the Closing.
  • Communicate directly with buyers, sellers, real estate agents, lenders, and other parties associated with the real estate closing transaction.
  • Confirm balancing and disbursement of all payments in the correct order; follow up on clearing of disbursements via check or wire as appropriate.
  • Submit and confirm recording of all documents where recording is required to adequately effectuate the transfer of real estate or lien position of the lender.
