About The Position

As the Centralized Leasing Consultant, your primary responsibilities will be to support the onsite leasing teams and ensure a high level of engagement with prospects and residents and capturing organic leads. Your main focus will be, but not limited to, converting phone and online inquiries into onsite tours, following up with prospects, working the CRM leasing dashboard, generating organic leads, and owning the prospect, applicant, and renewal lifecycles. There may also be special projects that are assigned. High caliber engagement is required. You will be expected to sell the value of the property and neighborhood to build excitement with the prospect and ensure a seamless and efficient experience for prospective residents prior to the onsite tour and throughout the lifecycle of an applicant. You will also focus on fulfilling asset performance expectations through the successful attainment of call-to-tour-application ratio objectives and occupancy targets. To achieve these objectives, your focus lies in crafting an exceptional discovery phone call experience and creating organic leads through channels outside of the typical ILS. Your proficiency lies in creating succinct yet informative calls that captivate prospects. Additionally, it will be the responsibility of the Centralized Leasing Consultant to generate engaging advertisements on non-ILS channels to inform and attract prospects, aiming to generate organic leads and motivate them to call our communities and step through the doors of our communities. This position will be based in person, not a remote or hybrid opportunity

Requirements

  • High School Diploma or equivalent required
  • Working knowledge of Microsoft Excel, Word, PowerPoint, and Outlook
  • 1-2 years of Multifamily Property Management experience recommended
  • Proficient in Yardi/CRM
  • Demonstrate interpersonal skills and proficiency in business vocabulary to effectively represent the executive and the company to outside parties
  • Excellent interpersonal, oral, and written communication skills
  • Excellent writing, proofreading, and editing skills
  • Scheduling
  • Required to maintain a regular schedule which may require working overtime, weekends, and holidays.

Responsibilities

  • Utilizes sales techniques to sell the value of the properties to prospects and help close deals by ensuring the Centralized Leasing Consultant are meeting the call-to-tour ratio goals.
  • Utilizes the Discovery Script as a guide for engaging prospective phone calls.
  • Follow up with prospects via phone and e-mail to help convert leads to leases.
  • Generates engaging advertisements on non-ILS channels to inform and attract prospects, aiming to generate organic leads and encourage them to contact us and visit our properties.
  • Take ownership of the lifecycle for prospective residents and applicants, starting with initial phone call, progressing to scheduling appointments, file approval workflow, and concluding with ensuring lease contracts are signed.
  • Take ownership of the full renewal lifecycle from start to finish, generating and tracking renewal offers, monitoring expiration timelines, following up with residents through to signature, and processing executed renewals in Yardi to ensure no lease lapses or goes month-to-month unintentionally.
  • Take ownership of the classic-to-renovated transfer program end to end, identifying eligible residents in classic units, presenting renovated inventory and pricing, coordinating transfer timing with construction and turnover schedules, executing new lease documentation, and processing the transfer in Yardi to maximize renovated unit absorption while retaining existing residents.
  • Prepare, distribute, and track execution of lease contracts and welcome letters, ensuring all documents are accurate, compliant, and delivered to residents within established timelines prior to move-in.
  • Approve application files for applicants
  • Develop expertise in the properties to become a subject matter expert.
  • Become a subject matter expert regarding the verification of income requirements for applicant workflow.
  • Responds quickly and courteously to resident and client/owner concerns, questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
  • Follows-up with prospects to ensure satisfaction of tours by sending e-mail and/or making telephone calls or other contacts to finalize decisions to lease and/or renew.
  • Maintains a strong alignment between the Director of Multifamily Leasing, local Leasing Managers, the onsite leasing teams, Revenue Management, and any other departments involved.
  • Helps curate a culture of learning and ownership among the team.
  • Solve problems and achieve goals through immediate resolution and follow-up
  • Achieves and exceeds goals in the Centralized Leasing Center
  • Helps with outreach and networking strategies to generate leads within the local market
  • Stays informed about current market and competitor conditions that may impact the community’s occupancy and sales results, implements short- and long-term goals to sustain occupancy, and follows the community’s established policies related to concessions, specials, and other programs to boost occupancy.
  • Provide excellent customer service to prospects, applicants, and current residents, addressing any concerns or issues in a timely and professional manner.
  • Uses the on-site property management software and website to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents.
  • Manage lead base via CRM software and complete guest cards.
  • Maintain accurate and up-to-date leasing records and reports.
  • Contribute to the development and implementation of marketing strategies to achieve occupancy goals.
  • Develop full knowledge of application information and process all required documents to screen a prospective resident.
  • Work closely with onsite teams to ensure alignment.
  • Prepares and sends weekly leasing reports to senior management staff
  • Promote and participate in Company-sponsored training programs.
  • Complete all training provided by the company with regards to accounting, fair housing, marketing, leasing, customer service, etc.
  • Constantly works in moderate to high noise levels.
  • Other duties as assigned
