About The Position

The Capital Improvement Specialist I reports to the Capital Improvements Specialist III. This role involves planning and implementing capital improvement projects and renovation work, working closely with other specialists and superintendents to ensure projects are completed within established budgets and timelines. The position requires the ability to read and understand scopes of work and blueprints, and to collaborate effectively with colleagues. The specialist will assist with a wide range of tasks including electrical, plumbing, carpentry, painting, concrete, masonry, HVAC, roofing, fencing, and signage repairs. Maintaining equipment, understanding vendor services, and ensuring a safe work environment are also key aspects of the role. The position requires a valid driver's license, dependable transportation, and proficiency in English.

  • 2+ or more years of experience in maintenance, rehabilitation or related field preferred.

Responsibilities

  • Work with the Capital Improvements Specialist II & III and Superintendents to plan and implement all capital improvement projects and renovation work.
  • Work closely with Capital Improvements Specialist II & III to complete projects within established budgets and timelines.
  • Read and understand a scope of work pertaining to the work at hand.
  • Work in conjunction with other employees within the department without issues.
  • Assist in all Capital Improvement Specialist issues including, but not limited to, electrical repairs, plumbing repairs, carpentry work, custodial work and concrete, masonry, HVAC, roofing fencing and signage when needed.
  • Perform and assist in touch-up & complete painting, to interior and exterior communities on an as needed basis.
  • Perform and assist in carpentry work, such as fitting doors, freeing windows, replacing, and building shelves, sanding, and refinishing floors etc.
  • Keep equipment clean and in orderly working condition.
  • Maintain constant knowledge of vendors, their services, and goods.
  • Be conscious of a safe work environment.
  • Know the names and understand the uses of all the tools of the trade; skill saw, air compressor, nail guns and all hand tools.
  • Attend Company sponsored events and training that relate to the development of the team.
  • Have current license and be insured to drive for company business.
  • Have dependable transportation to get to and from job site.

  • Be able to perform or assist with all trades: Plumbing, Electrical, Carpentry, Framing, Deck Repairs, HVAC, etc.
