About The Position

The Business Financial Services Analyst owns the budget processes that span from due diligence through annual budgeting and ongoing performance monitoring. Working cross-functionally with Acquisitions, Asset Management, Accounting, Legal, and Operations, the Analyst builds and maintains financial templates, converts seller financials into company-specific formats, flags risks, establishes process timelines, develops template tools and training programs, and ensures the accuracy and timeliness of all financial projections and reconciliations.

Requirements

  • Bachelor’s degree in Real Estate, Accounting, Finance, or a related field
  • 3 to 5 years of experience in budgeting, financial analysis, acquisitions or due diligence support, or a related financial management role, preferably in a corporate real estate or property management setting
  • Familiarity with multifamily and commercial real estate investment or property management, including exposure to acquisition underwriting, closing statements, and CAM reconciliations
  • Advanced Excel, including VBA
  • Proficiency with budgeting tools, Excel-based financial templates, and automation systems
  • Strong data analysis, financial modeling, and auditing skills, with a focus on building scalable templates and attention to detail
  • Solid understanding of real estate financial statements and key metrics, including NRI, NOI, NOA, and CapEx
  • Strong problem-solving skills, with the ability to identify discrepancies and propose effective solutions
  • Excellent written and verbal communication skills and the ability to manage multiple priorities under tight deadlines

Nice To Haves

  • Power Query experience is a plus
  • SQL and Power Automate experience preferred
  • Yardi or similar property management software experience preferred
  • Familiarity with AI tools and large language models (such as Claude or Microsoft Copilot), including the ability to craft effective prompts and leverage AI to streamline workflows and accelerate financial analysis, is a plus

Responsibilities

  • Own the full lifecycle of acquisition and annual budget processes, from template creation through final owner and investor approval.
  • Convert seller financials, trial balances, and rent rolls into company-specific formats, analyzing assumptions and flagging risks.
  • Establish and manage budget calendars, coordinate deliverables across stakeholders, and escalate risks to keep every milestone on track.
  • Facilitate partnership and investor budget reviews, track statuses, and confirm approved budgets are uploaded on schedule.
  • Build, maintain, and enhance CAM reconciliation templates for the commercial portfolio, scalable, audit-ready, and aligned with lease terms.
  • Ensure all budget documents, workpapers, and templates are version-controlled and compliant with internal procedures.
  • Develop training programs, documentation, and job aids for budget and template processes across the organization.
  • Contribute to automation systems for global updates and annual budget creation; help build new automation where it reduces manual work.
  • Support variance analysis for monthly owner and investor reports, benchmarking actual performance against budget at the asset and portfolio level.
  • Serve as help desk support for complex template formulas and budget inquiries, using recurring issues to shape ongoing training.
  • Assist with loan document abstracts, system imports, and new project setup in transition management platforms.
  • Support the commercial portfolio and Transition Group responsibilities as needed, including post-closing true-ups, account audits, system imports, new project setup in transition management platforms, and other special projects as needed.
