About The Position

James Lane Fire Protection, a Fidelity Company, is looking for an experienced Business Development Representative specializing in Project Sales who knows how to win work, build lasting relationships, and identify opportunities before they reach the market. We're looking for someone with a strong background in commercial mechanical construction who can confidently engage with owners, developers, general contractors, and design teams while bringing valuable estimating and preconstruction expertise to the table. In this role, you'll be responsible for driving revenue growth by developing new business opportunities, cultivating strategic partnerships, and preparing accurate, competitive mechanical estimates. Requirements

  • 5+ years of experience in mechanical estimating, project management, business development, outside sales, or a combination of these disciplines.
  • Strong knowledge of HVAC, plumbing, process piping, and commercial mechanical construction practices.
  • Experience estimating commercial and industrial construction projects.
  • Proven ability to develop relationships, uncover opportunities, and successfully secure new business.
  • Proficiency with estimating software, Microsoft Excel, CRM platforms, and related business tools.
  • Excellent communication, presentation, negotiation, and organizational skills.
  • Ability to analyze construction drawings, specifications, and project risks.
  • Valid driver's license and willingness to travel locally throughout the territory.

Nice To Haves

  • Bachelor's degree in Construction Management, Mechanical Engineering, Business, or a related field preferred, or equivalent experience.
  • Existing relationships with general contractors, developers, owners, or other industry stakeholders are highly valued.

Responsibilities

  • Build and maintain strong relationships with general contractors, construction managers, developers, owners, architects, engineers, and other industry partners.
  • Identify and pursue new commercial mechanical construction opportunities across healthcare, industrial, institutional, multifamily, and commercial markets.
  • Generate opportunities for negotiated work, design-build projects, and plan/spec work.
  • Develop and execute business development strategies to expand market presence and drive revenue growth.
  • Attend networking events, industry meetings, and client functions to increase company visibility and strengthen relationships.
  • Monitor market trends, construction activity, and upcoming bid opportunities.
  • Maintain CRM sales pipeline and prospect as necessary for new business.
  • Prepare detailed estimates for HVAC, plumbing, piping, and mechanical construction projects.
  • Review plans, specifications, and contract documents to develop complete project scopes and accurate pricing.
  • Perform quantity takeoffs and evaluate subcontractor and supplier proposals.
  • Identify value engineering opportunities and cost-saving solutions.
  • Participate in pre-bid meetings, design reviews, and project interviews.
  • Collaborate closely with estimating, operations, and project management teams to ensure a seamless transition from award to execution.
